About The Position

Modern Construction Services is seeking a Business Development Manager to drive growth in its facilities maintenance division. This role involves opening new commercial facilities maintenance accounts, building marketing collateral and campaigns, and developing a go-to-market strategy that integrates construction and facilities maintenance services. The position requires owning the full sales cycle, from discovery to negotiation, and collaborating with estimating and operations teams to ensure successful project delivery. The ideal candidate will be a proactive 'hunter' with a strong understanding of sales and marketing, capable of forecasting accurately and building profitable revenue streams. This role involves significant nationwide travel and requires a results-oriented individual comfortable with being measured against revenue and margin quotas.

Requirements

  • Five or more years of B2B sales or business development experience with a track record of opening new accounts and hitting quota.
  • Experience running the full sales cycle, including RFP and RFQ responses, site assessments, proposals, and negotiation.
  • Experience developing and using marketing materials that support a sale: capability decks, case studies, one-pagers, proposal collateral, and campaign or outreach content.
  • Experience building a marketing or go-to-market strategy, ideally one that brought more than one service line or business segment together under a single story.
  • CRM proficiency and the discipline to keep a pipeline accurate and forecastable.
  • Valid driver's license and a clean driving record.
  • Willingness to travel regularly for client meetings and industry events.

Nice To Haves

  • Direct industry sales experience, selling facilities maintenance, construction, or a closely related B2B service.
  • Comfort selling multi-year service contracts.
  • Existing relationships with commercial facility managers, property managers, or procurement, or a demonstrated ability to build them quickly.

Responsibilities

  • Open new commercial facilities maintenance accounts by building a qualified pipeline through outreach, referrals, and market activity.
  • Grow existing accounts by expanding into new sites and services.
  • Build marketing collateral such as capability decks, one-pagers, case studies, and proposal collateral, as well as develop campaigns, trade show presence, and outreach strategies.
  • Develop a go-to-market strategy that integrates Construction and Facilities Maintenance services.
  • Own the full sales cycle, including discovery, site assessments, RFP/RFQ responses, proposals, negotiation, and handoff to operations.
  • Partner with estimating and operations to ensure sold scopes are deliverable on time, on budget, and profitably.
  • Maintain CRM data accuracy and provide reliable sales forecasts.
