About The Position

The Building Technician keeps the buildings and common areas of Country Club Plaza safe, clean, and fully operational. This is a generalist trades role: the Technician performs preventive, corrective, and emergency maintenance across HVAC, plumbing, electrical, and general building systems at a large, high-traffic commercial property. The work is hands-on and varied, and it calls for a skilled tradesperson who moves confidently between disciplines and takes pride in the day-to-day condition of a landmark place. The Technician reports to the Building Engineer and works as part of the property operations team, responding to tenant requests and keeping the Plaza reliable and well-presented for merchants and the millions of visitors who come each year.

Requirements

  • Minimum three years of commercial, retail, or institutional building maintenance experience.
  • Generalist skill set across multiple building trades, including HVAC, plumbing, electrical, and general building systems.
  • Ability to read and interpret blueprints, schematics, and equipment manuals.
  • Proficiency with hand tools, power tools, and standard maintenance equipment.
  • Valid driver's license and reliable transportation.
  • Ability to lift up to 50 pounds and perform physical work including climbing ladders, working at heights, and access to confined spaces.
  • Availability for rotating on-call shifts, including evenings, weekends, and holidays.

Nice To Haves

  • Experience at a retail or high-traffic commercial property.
  • Additional preference for experience at a historic or landmark property.
  • EPA Section 608 Universal certification.
  • Trade certification or vocational training in HVAC, electrical, or plumbing.
  • Experience with building-automation systems (BAS or BMS).
  • Familiarity with a computerized maintenance-management system (CMMS).

Responsibilities

  • Perform routine and preventive maintenance across HVAC, plumbing, electrical, and mechanical systems throughout the property.
  • Complete work orders promptly, documenting repairs and labor in the computerized maintenance-management system (CMMS).
  • Inspect building systems, equipment, and common areas daily; identify and report deficiencies and safety hazards.
  • Carry out general building work, including carpentry, painting, patching, tile, and finish repairs.
  • Maintain plumbing fixtures, clear drains, replace fixtures, and repair leaks.
  • Make minor electrical repairs, including outlets, switches, light fixtures, and ballasts.
  • Change filters, belts, and other consumables on schedule per the preventive-maintenance program.
  • Monitor and adjust building-automation system (BAS) settings for tenant comfort and energy efficiency.
  • Assist licensed technicians with HVAC servicing and chiller and boiler operations.
  • Respond to tenant temperature concerns and make adjustments promptly.
  • Keep public spaces, restrooms, corridors, and exterior areas clean, safe, and well-maintained.
  • Support seasonal readiness, including winterization, holiday lighting and decor, and irrigation.
  • Coordinate with tenants to schedule and complete maintenance requests professionally and courteously.
  • Escort and monitor third-party contractors and vendors working on the property.
  • Communicate maintenance updates and estimated timelines to property management.
