About The Position

Under direction, the purpose of this position is to perform and coordinate corrective and scheduled maintenance in various craft disciplines in accordance with requested and approved work orders at a high school or other identified facility with more complex systems and multiple programs. Work may involve the use of diverse maintenance skills and knowledge depending on the specific assignment to be performed. Performs scheduled, corrective and/or predictive maintenance on equipment and building components. Performs related work as directed.

Requirements

  • High school diploma or GED
  • Supplemented by vocational/technical training in building maintenance
  • Five (5) years of experience and/or training that includes knowledge and skills in the associated trade disciplines
  • Demonstrated ability to fulfill the physical requirements of the work
  • Successfully complete the Industrial Physical Capability Screening (IPCS) (for new hires effective August 24, 2009)
  • Ability to review, classify, categorize, prioritize, and/or analyze data and/or information.
  • Ability to provide guidance, assistance, and/or interpretation to others on how to apply procedures and standards to specific situations.
  • Ability to overhaul, restore, renovate, construct, and/or rebuild equipment, machinery, or objects, requiring adherence to prescribed standards and specifications.
  • Ability to utilize a wide variety of reference, descriptive and/or design data and information.
  • Ability to perform addition, subtraction, multiplication, and division; ability to calculate decimals and percentages; may include ability to perform mathematical operations involving basic algebraic principles and formulas, and basic geometric principles and calculations.
  • Ability to carry out instructions furnished in written, oral, or diagrammatic form. Involves semi-routine standardized work with some latitude for independent judgment concerning choices of action.
  • Ability to exercise the judgment, decisiveness and creativity required in situations involving evaluation of information against measurable or verifiable criteria.
  • Tasks involve the ability to exert heavy physical effort in heavy work, with greater emphasis on climbing and balancing, but typically also involving some combination of stooping, kneeling, crouching, and crawling, and the lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials (20-50 pounds); may occasionally involve heavier objects and materials (up to 100 pounds).
  • Some tasks require the ability to perceive and discriminate colors or shades of colors, perceive and discriminate depths, visual perception and discrimination, and oral communications ability.
  • Tasks may risk exposure to adverse environmental conditions, such as dirt, dust, strong odors, wetness, humidity, rain, fumes, temperature and noise extremes, machinery, electric currents, and toxic/poisonous agents.

Nice To Haves

  • Some previous leadership and coordinating experience preferred.
  • Valid Florida (CDL) commercial driver’s license preferred.
  • Ability and willingness to obtain forklift certification.

Responsibilities

  • Responds to internal and external customers in a timely, accurate, courteous and empathetic manner representing OCPS in a positive light.
  • Serves as a liaison with school administrators to communicate information regarding assigned work tasks.
  • Initiates purchase order requests for materials, as needed for management approval.
  • Installs, adjusts and replaces various doors, door closures, panic devices, locksets and hinge, and related hardware.
  • May install open office work stations (computer station, overhead and floor cabinets) which involves taking measurements and securing prefabricated office systems.
  • Demonstrates or shows tasks or work progression procedures to team members.
  • Performs scheduled, corrective and/or predictive maintenance on equipment and building components.
  • Logs work and work assignments for management reports.
  • Inspects playground equipment.
  • Patches concrete, building basic concrete forms and pouring and finishing concrete.
  • Repairs drywall, ceramic tile, stucco and Dryvit.
  • Installs suspended ceiling members.
  • Repairs and replaces wooden deck components, interior and exterior wood components.
  • Cuts and replaces glass as needed.
  • Tags out and locks out equipment.
  • Adjusts window treatments as required.
  • Repairs and replaces screening, basic window frames and related hardware.
  • Assesses storm water drain problems, cleans gutters and down spouts, repairs irrigation systems, and inspects retention ponds.
  • Inspects and tests various cables and wires, line voltage, fire alarm systems, emergency/exit lighting and photocells for damage.
  • Cleans and performs scheduled maintenance on A/C units, including installing filters and replacing exhaust fans when necessary.
  • Installs and repairs cable TV connections.
  • Inspects sanitary sewers, potable water systems and lift stations.
  • Responsible for keeping up to date on current technology, as job appropriate, being used by OCPS.
  • Attends training to ensure skill level in various technologies is at the level required to perform in current position.
  • Responsible for timely and accurate information they maintain as part of their job responsibilities.
