About The Position

The Building Superintendent is responsible for the overall maintenance and appearance of the property. This includes managing various aspects of building upkeep, coordinating staff efforts, and ensuring resident satisfaction with maintenance services. The role requires a hands-on approach to repairs and a strong ability to manage both personnel and resources effectively.

Requirements

  • Basic knowledge in all building repair trades.
  • Basic knowledge of purchasing procedures and practices.
  • Basic knowledge of work safety requirements and repair procedures.
  • Ability to use hand tools normally used in construction, maintenance, and landscaping.
  • Ability to use power tools including circular saws, power drills, bench grinders, string trimmers, hedge trimmers, power floor cleaners, chain saws, key machines, lawn mowers, and grass cutters.
  • Ability to keep accurate and detailed records.
  • Basic knowledge of janitorial procedures.
  • Ability to interact with residents and handle complaints with reasonable discretion.

Nice To Haves

  • High School diploma or Equivalent preferred but not required.
  • 2-3 years’ experience in maintenance and/or construction supervision is ideal.

Responsibilities

  • Maintenance of plumbing, electrical, and grounds keeping.
  • Apartment turnover and ensuring units meet company standards.
  • Vendor management and supervision.
  • Management of maintenance requests, ensuring timely completion.
  • Coordination of staff efforts and communication with the Property Manager on unit status.
  • Effective and timely punch out of vacant units.
  • Maintaining workshop and storage areas in a clean and orderly fashion.
  • Ensuring company tools, equipment, and vehicles are properly maintained.
  • Purchasing inventory within budgeted guidelines.
  • Instituting and maintaining a preventive maintenance schedule.
  • Supervising capital projects.
  • Physical maintenance and appearance of vacant units, public areas, hallways, grounds maintenance areas, offices, and laundry areas.
  • Maintaining a professional and courteous attitude when dealing with residents, co-workers, and the public.
  • Completing apartment inspections with the manager or designee.
  • Adhering to all company policies and procedures.
  • Performing general building repairs.
  • Other duties as assigned.
