About The Position

JLL is seeking a Building Operator to join its Property Management team at Constitutional Square. This role involves operating and maintaining HVAC systems and other building systems, performing repairs, and delivering outstanding tenant service. The Building Operator is responsible for responding promptly to requests and will participate in an on-call rotation, approximately once every 7 weeks, in addition to typical weekday hours.

Requirements

• 1+ years of experience in building maintenance
• Available to work on-call and weekends
• Exceptional interpersonal, written, and verbal communication and customer service skills, combined with effective problem solving, decision making, organizing, and planning skills
• Ability to work as both a team player and independently with minimal supervision
• Be detail-oriented and have strong time management skills with the ability to handle multiple projects and competing priorities

Nice To Haves

• Experience with large commercial buildings
• BES certification

Responsibilities

• Operate and maintain HVAC systems including boilers, chillers, and related equipment while delivering outstanding tenant service and responding promptly to requests
• Conduct building inspections, perform meter readings, maintain mechanical logs, and manage supply inventory for cost efficiency
• Execute minor repairs on doors, fixtures, lights, and ceiling tiles
• Coordinate with contractors to obtain quotes for required work
• Perform routine and preventative maintenance on all building equipment, devices, and furnishings with accurate record-keeping
• Process maintenance requisitions, supply orders, and operate BAS energy management systems for HVAC scheduling
• Support inspections of fire systems, boilers/chillers, generators, and building operations
• Conduct code-required pump and generator tests while adhering to all safety and emergency procedures
• Report building deficiencies to the Operations Supervisor promptly, participate in company training programs, and join the on-call rotation
