About The Position

Richcraft Homes is seeking a Building Operator to join their operations team, focusing on a low-rise residential portfolio. The role involves managing the day-to-day operations of a designated residential portfolio, handling tenant inquiries, and ensuring a high level of service and support for residents. This position requires prompt response to resident issues, acting as a liaison between residents and management, and performing routine repairs and maintenance. The operator will also be responsible for monitoring and troubleshooting HVAC, plumbing, and electrical systems, performing preventive maintenance, and handling emergency on-call duties. Additional responsibilities include monitoring external contractors, coordinating tenant move-ins and move-outs, conducting property inspections, maintaining records of building systems, and preparing reports. The role also involves ordering supplies, preparing surfaces for painting, and maintaining an inventory of equipment and manuals.

Requirements

  • Possess preventative attitude and proactive communication.
  • 2+ years of experience as a Building Operator and/or Superintendent
  • Exceptional communication, organizational, interpersonal and time management skills.
  • Working knowledge of HVAC, plumbing and electrical systems.
  • A valid driver’s license and car is required.
  • A demonstrated high degree of integrity, discretion and confidentiality.
  • Excellent technical troubleshooting and problem-solving skills.
  • Ability to work well independently with minimal supervision, and with other team members when necessary.
  • Ability to prioritize work and adhere to maintenance schedules.
  • Ability to analyze, organize, prioritize, and delegate tasks accordingly.
  • Ability to enhance positive relationships with residents, tenants and vendors.
  • Ability to consistently complete assigned work in a timely and efficient manner.

Responsibilities

  • Promptly respond to resident issues and service requests.
  • Be available to residents for general inquiries about living in their suite, building and community.
  • Act as a liaison between residents and management.
  • Perform resident service requests in addition to routine repairs and maintenance for in-suite, interior and exterior common areas.
  • Monitor, troubleshoot and perform preventive and minor repairs on HVAC, plumbing and electrical systems, and small appliances.
  • Emergency on call duty for after-hours building issues.
  • Monitor performance of external contractors.
  • Supervise and coordinate tenant move-in and move-out.
  • Provide emergency/unscheduled repairs of equipment, structures and grounds on the property.
  • Perform regular property inspections of units, common areas, building exteriors, and landscape in coordination with the Operations Manager.
  • Keep accurate records of space conditions including roof, HVAC and utilities.
  • Clean light fixtures and change bulbs/tubes.
  • Provide quotations, recommendations, regular visits and prompt service to building tenants to ensure satisfactory and problem resolution.
  • Order supplies and services based on pre-authorized levels of approval.
  • Prepare and submit reports based on operations.
  • Prepare, paint and decorate interior and exterior surfaces as required.
  • Maintain inventory of equipment, manuals and warranties.
  • Perform all other duties as assigned or needed.
