About The Position

Reporting to the Building Operation Supervisor. The Building Operator, Level 1, plays a key role in supporting the Building Operations Team in the efficient and effective management of complex building systems within commercial towers. This position is responsible for ensuring that all systems are maintained and operated at optimal performance levels on a daily basis, with minimal disruptions. The successful candidate will contribute to the overall operational excellence of the facility, demonstrating a commitment to safety, reliability, and proactive maintenance.

Requirements

  • A Technical Certificate ( C.Tech. or A.ScT.) or a Journeyman Tradesperson (Electrician, Plumber, Refrigeration) an asset but not a requirement.
  • BOMI SMA / SMT plus a minimum of 5 years direct work experience holding an intermediate or senior position in commercial high rise building operations.
  • A valid driver's license.
  • Intermediate level skills in Microsoft Office.
  • Ability to communicate effectively and professionally, both oral and written, with all levels within the company.
  • Ability to develop and sustain cooperative working relationships with all business units.
  • Mature and self-motivated team player who is committed to personal growth and ethical integrity.
  • Ability to allocate one’s time effectively and manage tight deadlines.

Responsibilities

  • Ensure all building systems are operational and running efficiently.
  • Review all equipment set points and status daily to ensure equipment is running and meeting desired set points.
  • Identify and investigate all BAS alarms, clear alarms by end of shift.
  • Maintain BAS deficiency logbook/ Kode labs logbook, follow up with BAS Contractor and Kode tech on outstanding issues.
  • Ensure all work orders are accepted and completed with proper information and closed within allocated time and a 90% acceptance rate.
  • Report any work orders that need to be escalated to management.
  • Keep tenant updated, provide suggestions for non-base building repairs (contractor information, recommendations to solve issue).
  • Perform vacant unit inspection within designated time frame with a 100% completion rate.
  • Provided excellent customer service to our tenants with satisfaction surveys at 80% or above.
  • Floor responsibilities for Cove PM (any work orders outside of daily logs) and general maintenance.
  • Ensure all Cove work orders is accepted and completed with proper information and closed within allocated time. (100% completion time expected).
  • Input floors per operator.
  • Ensure the current Cove data Information, such as historical maintenance, equipment nameplate data (old and new) and equipment tasks are locally backed up monthly.
  • Ensure emergency equipment such as fire pumps & generators are properly tested and documented accordingly.
  • Base building room inspections, check each room and report (repair where possible) any signs of damage of deteriorating equipment, physical damage (rusting of pipes, damaged fan housing, door closers etc.), smells (possible burning of wires, gas etc.), sounds (bearings needed to be greased, motor seizing etc.), report any deficiencies to operations supervisor.
  • Ensure that assigned rooms are clean and organized.
  • Ensuring utility carts are stocked and organized.
  • Provide inventory lists of parts and supplies (filters, lights, ballasts, belts, plumbing, ceiling tiles, fuses, general supplies (silicone, caulking etc.), to supervisor for stock to be ordered.
  • Conduct weekly, monthly, and annual testing for major equipment for TSSA requirements.
  • Thorough knowledge of building systems and sequence of operation.
  • Able to read and interpret all blueprint drawings and close out documents.
  • Attending all emergencies and provide quick resolutions, providing detailed reports to operations manager & supervisor.
  • Take an active role in maintaining a safe and healthy workplace by completing all required OHS training, using required PPE and reporting any hazards in the workplace.
  • Participate in a system of internal responsibility where everyone contributes to the health and safety of the workplace and adheres to all OHS regulations, policies and procedures.
  • Meet and provide status updates to operations manager and supervisor for all vendors and contractors when they are on site.
  • Attend all fire system related issues, ensure impairment notification forms are filled out and submitted to insurance, provide detailed reports to operations manager and supervisor.
  • Participate in JHSC, perform scheduled inspections
