About The Position

The Building Operations Supervisor plays a critical role in ensuring the safe, efficient, and reliable operation of all building systems across the ADAC campus, with a primary focus on HVAC, electrical, and plumbing. This role is responsible for supervising maintenance technicians, overseeing preventive and corrective maintenance programs, and partnering closely with the Building Operations Manager to support facility performance and tenant satisfaction. This position is ideal for an experienced building operations professional who thrives in a hands-on, fast-paced environment and brings a strong technical foundation in mechanical, electrical, and plumbing systems along with proven supervisory skills.

Requirements

  • High School diploma required
  • Required certification: EPA Universal CFC (refrigerant handling)
  • 5 to 10 years of directly related experience in building operations or facilities maintenance
  • Hands-on expertise in HVAC systems required
  • Working knowledge of electrical and plumbing systems required
  • Proven ability to supervise a technical team and manage multiple priorities in a deadline-driven environment
  • Flexible to work beyond the regular schedule, including evenings and weekends, as required for building needs
  • High attention to detail with a commitment to safety and quality
  • Strong analytical and problem-solving skills across mechanical, electrical, and plumbing systems
  • Excellent written and verbal communication skills
  • Ability to exercise sound judgment and work independently with minimal oversight
  • Demonstrated ability to lead and motivate a technical team
  • Proficiency in Microsoft Suite

Responsibilities

  • Supervise and coordinate the daily activities of maintenance technicians performing HVAC, electrical, and plumbing repairs, installations, and preventive maintenance
  • Oversee the day-to-day building maintenance program based on best practices, with an emphasis on planning, scheduling, and preventive/predictive maintenance
  • Maintain records of inventories of parts, maintenance supplies, and equipment, and initiate reordering when necessary
  • Maintain accurate work order and maintenance history records for all building equipment
  • Provide summary analysis and recommendations for improving building operations and resolving maintenance-related problems
  • Carry out assigned projects that improve efficiency and/or reduce operating costs
  • Diagnose and resolve HVAC system issues, including chillers, air handlers, rooftop units, boilers, and building automation/controls systems
  • Diagnose and resolve electrical issues, including lighting, distribution panels, motors, and low-voltage systems, ensuring all work meets code
  • Diagnose and resolve plumbing issues, including domestic water, drainage, fixtures, and backflow prevention systems
  • Monitor the operation of building equipment and systems, reporting issues as they are found and minimizing unplanned downtime
  • Track and analyze key maintenance parameters, including asset utilization, maintenance cost, PM compliance, and schedule compliance
  • Work hand-in-hand with maintenance team members on repairs, supplementing team labor as situations require
  • Ensure maintenance technicians are adequately trained, equipped, and motivated to complete work safely, on time, and cost effectively
  • Communicate regularly with maintenance technicians, individually and as a group, to ensure positive two-way communication concerning maintenance issues
  • Assist with hiring, onboarding, and performance reviews of maintenance team members
  • Coordinate with other operational teams to schedule maintenance and repair work with minimal disruption to building occupants
  • Maintain and enforce safety, health, and environmental policies and procedures, including proper refrigerant handling and electrical lockout/tagout practices
  • Ensure City, County, State, and Federal regulations relating to HVAC, electrical, and plumbing work are met at all times
  • Support the Building Operations Manager in preparing and monitoring Operating, Capital, and Tenant Improvement Budgets
  • Review and submit departmental invoices from vendors for approval
  • Approve timesheets for maintenance team members and manage overtime within the annual budgeted allotment
