About The Position

This position handles the hands-on execution, diagnostic troubleshooting, and oversight of all core building systems. You will collaborate directly with our property management team to streamline operational workflows, implement preventative upkeep, and maintain an exceptional environment for our occupants.

Requirements

  • High School Diploma, GED, or equivalent educational background.
  • Minimum of 5 years of verified experience in commercial property maintenance or industrial plant operations.
  • Active and valid state-issued driver's license.
  • EPA/HVAC technical certification is highly preferred.
  • Willingness or eligibility to secure a Low-Pressure Black Seal boiler operator license if required.
  • Flexibility to accommodate regional travel and overtime hours based on operational needs.
  • Physical capacity to navigate industrial spaces, including heavy lifting, climbing ladders, bending, and extended periods of walking.
  • Strong interpersonal skills with the ability to remain calm and professional during high-stress operational crises.
  • Proven capacity to triage incoming maintenance requests, distinguishing between critical emergencies and routine tasks.

Responsibilities

  • Oversee and execute localized capital improvement and repair projects across assigned properties.
  • Monitor, calibrate, and service mechanical infrastructure, including HVAC/R, boilers, electrical grids, backup power generation, and commercial plumbing.
  • Conduct scheduled routine maintenance on critical assets, managing the process from tool staging through to clean-up and internal log documentation.
  • Disassemble, rebuild, and reinstall motorized machinery, pneumatic compressors, fluid pumps, hydraulic valves, and filtration units.
  • Run electrical conduit, pull wiring for industrial machinery, and service variable motor controls and switching systems.
  • Resolve minor carpentry, painting, lighting, and aesthetic issues across grounds and occupant spaces.
  • Coordinate logistics for third-party construction vendors, including fire alarm testing isolation, waste management placement, and site access.
  • Provide clear progress updates regarding ongoing work orders to management, administrative coordinators, and tenants.
  • Source and procure necessary parts, tools, and raw materials required for structural repairs while managing inventory.
  • Remain available to evaluate and react to urgent facility alerts via phone, text, or digital communication outside standard hours.
