About The Position

This position is for a Building Maintenance Technician II or a Senior Building Maintenance Technician I, with compensation and responsibilities varying based on qualifications. The role involves the repair and maintenance of HVAC, electrical, plumbing, carpentry, and associated systems and equipment in City buildings and facilities. A Building Management System is used to monitor building equipment operation. The Senior Building Maintenance Technician I role also provides a leadership component and may involve training other employees.

Requirements

Knowledge of advanced building maintenance systems, electrical, HVAC, plumbing, carpentry, and building maintenance and repair methods.
Knowledgeable of electrical codes applicable to the installation, maintenance and repair of electrical circuits and wiring systems.
Effective oral and written communication skills.
Ability to make simple mathematical calculations.
Ability to read and interpret blueprints and drawings.
Physical ability to perform assigned tasks, lift a minimum of 50 pounds, and work at various heights above the ground and during adverse weather conditions.
Ability to follow both written and verbal instructions.
Ability to complete tasks as assigned.
Ability to work in a team environment, contribute as a team member and treat co-workers and customers with respect.
Ability to work any day of the week (weekends and weekdays) and long hours.
Skills in resolving customer complaints and concerns in a knowledgeable and professional manner.
Knowledgeable of federal, state, and local codes and regulations applicable to electrical, HVAC, plumbing, construction, and life safety.
High school diploma or equivalent.
Four years of progressively responsible experience in the maintenance and repair of commercial buildings, HVAC, electrical, and plumbing systems (for Building Maintenance Technician II).
Five years of progressively responsible experience in the maintenance and repair of commercial buildings, HVAC, electrical and plumbing systems (for Senior Building Maintenance Technician I).
A Type I, Type II, or Universal EPA Refrigerant Recovery certification OR a maintenance electrician license OR a journeyman electrician license.
Must pass a Federal/National criminal background check.
Must have a valid Texas driver's license with an acceptable driving record.
May require Criminal Justice Information Security (CJIS) clearance.
Must pass a pre-employment basic physical, drug screen, not to exceed weight of 350 pounds, and functional assessment screening (Level 2).

Nice To Haves

An Associate’s of Applied Science degree or completion of a two-year training program from an accredited trade or technical school may be substituted for two years’ experience.

Responsibilities

Completes assigned preventative maintenance and corrective work orders.
Utilizes energy management systems, controls, overlays, building automation systems and instrumentation.
Conducts building tours to identify and correct deficiencies.
Assists in equipment installations and projects.
Diagnoses, troubleshoots, and repairs problems with HVAC, electrical systems, mechanical, plumbing, fire/life/safety, generators and building automation.
Assists in the general maintenance and repair of City buildings, including plumbing, electrical, HVAC, carpentry, security systems, master keying system, and other repairs.
Maintains a schedule and performs preventive maintenance of systems in City buildings and facilities.
Evaluates and recommends replacement of equipment.
Performs installation of new and replacement equipment.
Maintains all associated documentation.
Assists in moving furniture, boxes, and special stationary equipment as requested.
Works rotating on-call assignment as required.
Performs related duties as directed when such duties are a logical and appropriate assignment to the position.
Assists or works with technicians in performing preventative maintenance, inspections, diagnosis, malfunctions, services and repairs to buildings, electrical systems and equipment, HVAC systems, plumbing and construction activities.
May train other Facility Services employees on technical aspects to increase their knowledge and abilities.
Meets with foreman to give progress reports, receive and review current and planned tasks and project duties.
Regular and timely attendance are required for this position.
