About The Position

The Building Maintenance Manager oversees day-to-day upkeep, inspections, preventive maintenance, and contractor-led repairs at a large industrial refrigerated warehouse. This is a facility oversight and service-contractor coordination position, not a hands-on industrial refrigeration mechanic role. The manager proactively identifies problems, engages qualified vendors, follows work through completion, and communicates with warehouse leadership. The role includes daily building and grounds rounds, condition documentation, daily warehouse temperature reporting, maintenance recordkeeping, contractor scheduling and oversight, and coordination of interior, exterior, fire protection, electrical, and emergency-system maintenance. The manager coordinates with designated operations and asset owners on equipment outside the position’s direct maintenance responsibility. For the industrial ammonia refrigeration system, the manager notifies designated facility personnel and engages qualified contractors, documents follow-up, and follows established emergency procedures. The manager does not operate, troubleshoot, repair, or handle ammonia refrigeration equipment and does not own or administer OSHA PSM or EPA RMP programs. The position is full-time, on-site, Monday through Friday, with after-hours phone availability and occasional on-site attendance for urgent facility maintenance issues, including weekends and holidays. Salary is $110,000–$120,000.

  • Coordinate quarterly electrical system inspection and cleaning, and scheduled emergency-lighting generator testing and inspection with qualified contractors.
  • Coordinate controlled-access system service through the responsible specialist or department.
  • Notify designated facility personnel and engage qualified ammonia refrigeration contractors for alarms, inspection needs, service, and repairs; document contractor findings and follow-up.
  • Follow established ammonia-related notification, evacuation, and emergency escalation procedures; do not perform hazardous interventions.
  • Remain reachable for urgent facility maintenance calls at night, on weekends, and holidays; assess reported issues, dispatch qualified contractors, notify management, and attend on-site when needed.
