About The Position

The Building Maintenance Manager leads the maintenance and engineering operation at Gravity Haus Breckenridge, overseeing the property's buildings, equipment, systems, amenities, and grounds. This hands-on leadership role is responsible for preventative maintenance, daily work orders, team leadership, vendor management, budgeting, capital projects, and building safety. The Manager works closely with the General Manager and department leaders to maintain a safe, functional, and well-presented property while supporting an exceptional guest and member experience. A current Certified Pool Operator (CPO) certification is required. Candidates without a current CPO certification must obtain one within 30 days of starting employment.

Requirements

• 4+ years of progressive maintenance, engineering, facilities, or building operations experience.
• 2+ years of supervisory or management experience preferred.
• Hospitality, hotel, resort, residential, or commercial building experience strongly preferred.
• Broad knowledge of building maintenance, including HVAC, electrical, plumbing, mechanical, and general repairs.
• Experience with preventative maintenance, work-order systems, vendors, budgets, and capital projects.
• Strong leadership, organization, communication, and problem-solving skills.
• Ability to prioritize multiple operational needs in a fast-paced hospitality environment.
• Valid Colorado driver's license and ability to pass a motor vehicle background check.
• Current CPO certification required, or ability to obtain within 30 days of employment.
• HVAC certification or comparable technical experience preferred.
• Ability to work weekends, holidays, evenings, and emergency call-ins as needed.
• Ability to safely perform the physical requirements of the position and work in varying indoor and outdoor conditions.

Responsibilities

• Lead daily maintenance operations, including scheduling, work orders, preventative maintenance, and prioritization of repairs.
• Maintain the property's guest rooms, public spaces, back-of-house areas, mechanical systems, equipment, amenities, and grounds.
• Troubleshoot and complete repairs when practical and coordinate specialized contractors when needed.
• Maintain effective preventative maintenance programs and identify recurring issues before they impact guests or operations.
• Maintain appropriate records for equipment, inspections, repairs, warranties, and maintenance activities.
• Lead, schedule, train, and develop the Building Maintenance team.
• Establish expectations for safety, performance, communication, accountability, and quality.
• Provide appropriate staffing coverage, including weekends, holidays, and emergency response as needed.
• Build a culture of ownership, teamwork, and continuous improvement.
• Ensure maintenance issues affecting guests, members, and operations are addressed promptly and professionally.
• Partner with Front Office, Housekeeping, Guest Services, and other departments to prioritize maintenance needs.
• Proactively identify opportunities to improve the property's condition, functionality, and overall guest experience.
• Support guest recovery when maintenance issues impact a stay.
• Manage the maintenance operating budget and participate in annual budgeting and forecasting.
• Purchase parts, supplies, tools, and equipment in accordance with company procedures.
• Maintain appropriate inventory and accountability for department tools and equipment.
• Manage contractors and vendors, including obtaining bids, coordinating work, and monitoring quality, cost, and timelines.
• Evaluate repair-versus-replacement decisions with consideration for cost, reliability, guest experience, and long-term property needs.
• Identify and recommend capital improvements that enhance safety, guest experience, efficiency, or asset longevity.
• Develop scopes of work and coordinate contractors, vendors, and property leadership.
• Oversee maintenance and capital projects to ensure work is completed safely, on schedule, within budget, and to expected standards.
• Support long-term property preservation and capital planning.
• Maintain the property in compliance with applicable safety, building, fire/life-safety, environmental, and aquatic requirements.
• Conduct inspections and ensure deficiencies are addressed promptly.
• Maintain required permits, certifications, and inspection records.
• Respond to and coordinate building emergencies, including flooding, fire, power outages, HVAC failures, plumbing issues, and other critical incidents.
• Promote a safety-first culture throughout the department.
