About The Position

This role involves managing and supervising maintenance staff, ensuring the upkeep of buildings, grounds, facilities, and equipment according to company standards and safety regulations. The manager is responsible for screening, hiring recommendations, performance oversight, scheduling, and payroll for maintenance personnel. Key duties include maintaining HVAC, plumbing, mechanical, and electrical systems, making recommendations for replacements, and performing repairs independently or with a team. The position requires adherence to all health, safety, and OSHA programs, company policies, and legal ordinances, as well as completing work orders, documenting usage, and responding to emergency calls. The manager is expected to apply technical standards and professional judgment, prioritize tasks, and ensure a safe working environment. This position supervises a staff of 10+ people in landscaping, building maintenance, janitorial, and the recycle pit.

Requirements

  • Vocational/technician training in general building maintenance, electrical and plumbing.
  • Knowledge of electrical, drywall, and plumbing repair.
  • Skills in operation of various machinery, tools, and equipment.
  • Excellent communication skills including written and verbal.
  • Valid Colorado Driver’s License with a clean driving record is required.
  • Must have own tools.
  • Ability to work with minimal supervision.
  • Ability to effectively communicate with co-workers.
  • Ability to safely operate vehicles and equipment to test and troubleshoot for proper operation before and after maintenance.
  • Knowledge of workplace safety procedures.
  • Ability to be trained on the correct use of personal protective equipment (PPE).
  • Have a strong independent work ethic.
  • Excellent organizational skill and the ability to demonstrate attention to detail, and accuracy.
  • Ability to prioritize tasks when appropriate.

  • High school diploma or GED is preferred; equivalent combination of education and experience accepted in lieu of diploma.

Nice To Haves

  • Experience working with heating, ventilation, and air conditioning (HVAC) systems.
  • Previous experience as a Maintenance Manager or Supervisor.
  • Maintenance related degree.
  • Maintenance certifications such as HVAC, electrical, etc.
  • Recycling and Environmental Health and Safety certifications/licenses.

Responsibilities

  • Screen, interview, and provide hiring recommendations for maintenance personnel.
  • Oversee maintenance staff performance and when necessary provide coaching and/or progressive discipline in accordance with company policy and procedures.
  • Supervise and direct the activities of all maintenance staff to ensure the safe, efficient, effective, and timely completion of tasks and responsibilities.
  • Ensure that all maintenance staff and outside vendors execute all tasks in compliance with all health, safety, and OSHA programs and regulations, company policies and procedures, and federal, state, and local law and/or ordinance.
  • Manage scheduling and payroll for all maintenance staff.
  • Maintain all buildings, grounds, facilities, and equipment based on AFW objectives and standards.
  • Maintain HVAC, plumbing, mechanical, and electrical systems at the assigned property in excellent working order and in compliance with property objectives and standards.
  • Make recommendations for equipment and systems replacements.
  • Work independently and with other team members to complete repairs in a safe and timely manner.
  • Create and report repairs throughout shift.
  • Complete required work orders, document parts and material usage.
  • Make emergency and or customer house calls as needed.
  • Test repaired items and areas to verify repair if needed.
  • Apply technical standards, professional judgment in making decisions.
  • Always ensure your safety and the safety of all others.
  • Abide by all company policies and procedures.
  • Perform all other duties assigned by the Warehouse and Facility Manager as directed.
