About The Position

The Building Maintenance Manager I is responsible for overseeing a team of 10+ staff members involved in landscaping, building maintenance, janitorial services, and the recycle pit. Key responsibilities include screening, interviewing, and recommending maintenance personnel for hire, as well as supervising their performance, providing coaching, and administering progressive discipline when necessary. This role ensures that all maintenance activities, whether performed by staff or outside vendors, comply with health, safety, OSHA regulations, company policies, and all applicable laws. The manager is also responsible for staff scheduling and payroll. A core function of the position is to maintain all buildings, grounds, facilities, and equipment, with a specific focus on HVAC, plumbing, mechanical, and electrical systems, ensuring they are in excellent working order and meet company standards. The manager will make recommendations for equipment and system replacements, perform repairs independently or as part of a team, report on repairs, complete work orders, document material usage, and respond to emergency and customer house calls. The position requires a flexible schedule, adherence to company policies, and reports directly to the Facility and Warehouse Manager.

Requirements

  • Vocational/technician training in general building maintenance, electrical and plumbing.
  • Knowledge of electrical, drywall, and plumbing repair.
  • Skills in operation of various machinery, tools, and equipment.
  • Excellent communication skills including written and verbal.
  • Valid Colorado Driver’s License with a clean driving record is required.
  • Must have own tools.
  • Ability to work with minimal supervision.
  • Ability to effectively communicate with co-workers.
  • Ability to safely operate vehicles and equipment to test and troubleshoot for proper operation before and after maintenance.
  • Knowledge of workplace safety procedures.
  • Ability to be trained on the correct use of personal protective equipment (PPE).
  • Strong independent work ethic.
  • Excellent organizational skill and the ability to demonstrate attention to detail, and accuracy.

Nice To Haves

  • Experience working with heating, ventilation, and air conditioning (HVAC) systems preferred.
  • Previous experience as a Maintenance Manager or Supervisor.
  • Maintenance certifications preferred such as HVAC, electrical, etc.
  • Recycling and Environmental Health and Safety certifications/licenses preferred.
  • High school diploma or GED is preferred.
  • Maintenance related degree preferred.

Responsibilities

  • Screen, interview, and provide hiring recommendations for maintenance personnel.
  • Oversee maintenance staff performance and when necessary provide coaching and/or progressive discipline in accordance with company policy and procedures.
  • Supervise and direct the activities of all maintenance staff to ensure the safe, efficient, effective, and timely completion of tasks and responsibilities.
  • Ensure that all maintenance staff and outside vendors execute all tasks in compliance with all health, safety, and OSHA programs and regulations, company policies and procedures, and federal, state, and local law and/or ordinance.
  • Scheduling and payroll for all maintenance staff.
  • Maintain all buildings, grounds, facilities, and equipment based on AFW objectives and standards.
  • Maintain HVAC, plumbing, mechanical, and electrical systems at the assigned property in excellent working order and in compliance with property objectives and standards.
  • Make recommendations for equipment and systems replacements.
  • Work independently and with other team members to complete repairs in a safe and timely manner.
  • Create and report repairs throughout shift.
  • Complete required work orders, document parts and material usage.
  • Make emergency and or customer house calls as needed.
  • Test repaired items and areas to verify repair if needed.
  • Apply technical standards, professional judgment in making decisions.
  • Always ensure your safety and the safety of all others.
  • Ability to work a flexible schedule.
  • Abide by all company policies and procedures.
  • All other duties assigned by the Warehouse and Facility Manager as directed.
