About The Position

This is varied and responsible manual work in the cleaning, repair, maintenance and security of public buildings. An employee in this position is responsible for performing maintenance and repairs of plant operations and facilities, as well as assisting with library security, in order to maintain a clean, pleasant, comfortable and safe environment for library patrons and staff. Work requires the exercise of independent judgment in applying appropriate techniques, materials and procedures to the work. This position includes physically demanding tasks, such as lifting and carrying boxes over 50 lbs. And shoveling snow; and it requires exposure to potentially harmful working conditions, such as in and around building machinery; climbing ladders and working on rooftops; and in routine use of cleaning agents, paints and solvents. Work is performed under the general direction of the Facility Manager and with responsibility to the Library Director and Assistant Director/Technology Coordinator.

Requirements

  • Considerable knowledge of materials, methods, practices, tools, and equipment used in cleaning and building maintenance.
  • Considerable knowledge of the occupational hazards and safety precautions of the building trades.
  • Ability to maintain a schedule of cleaning and maintenance work.
  • Ability to perform maintenance and repair tasks without close supervision.
  • Ability to understand and carry out oral and written instructions.
  • Ability to communicate verbally and by email.
  • Ability to work effectively and cooperatively with other members of library staff, administration and outside vendors.
  • Ability to project a professional appearance appropriate to a business environment.
  • Sufficient physical stamina and general health to move loads, climb ladders and perform other tasks as noted above.
  • Ability to direct the work of others.
  • At least 2 years’ experience in building maintenance work or in building trades, or vocational or technical degree relation to the above, or some combination of education and experience in the above-related fields.

Responsibilities

  • Performs routine cleaning and plant operations activities, such as opens and/or closes building, sweeps, wet mops, strips, waxes and polishes all floor surfaces according to established schedule
  • Helps Facility Manager in the oversight of service contracts and managing professional service vendors
  • Vacuums all carpeted areas according to established schedule
  • Dusts all flat surfaces and high-dust according to established schedule
  • Collects trash daily and removes trash and recyclable materials from premises at least once weekly; replaces trash liners as needed
  • Cleans restroom floors, fixtures, mirrors, partitions and walls according to established schedule
  • Checks and reloads all paper and soap dispensers as needed
  • Cleans kitchen surfaces daily
  • Checks for graffiti daily and removes promptly
  • Washes windows according to established schedule
  • Vacuums and spot cleans all upholstery as needed, but not less than established schedule
  • Identifies and/or performs basic repairs and maintenance functions, such as: Replaces light bulbs and fluorescents as needed
  • Checks, tests and adjusts electrical and mechanical equipment such as emergency lights, emergency exits, circuit breakers, heating and air conditioning units on a periodic basis
  • Performs minor plumbing and electrical repairs, such as replacing valves and washers, switches and plugs, paints, grouts, spackles, or otherwise repairs building surfaces
  • Performs actions to resolve non-routine problems with the operation of physical plant systems, for example: If problems to systems are detected with systems including HVAC, elevator, fire protection, electric and water utilities, contacts Facility Manager to identify course of action.
  • Contacts repair services as needed
  • Removes snow from entries, ramps and walkways, including sanding and/or salting (dry melt) as required
  • Identifies and responds to security-related issues, such as: Acting independently or in cooperation with library staff, assists in enforcement of the library’s Rules of Conduct
  • Exercises judgment in appraising situations and determining appropriate intervention measures, which may include expulsion and/or seeking the assistance of the police
  • Assists Facility Manager with oversight of the library’s security systems (fire, vandal, emergency exits)
  • Assists or performs special tasks as necessary, such as: Sets up meeting room and/or other facilities for special events
  • Attends to errands
  • Moves boxes, books, and other loads to appropriate locations, as requested by staff
  • Delivers packages and materials
  • Moves, assembles and/or repairs furniture and equipment
  • Pulls weeds from around library foundation, as needed
  • Supervises Community Service Providers and other volunteers
  • Performs all other duties as required by the Facility Manager.
