About The Position

Keswick is seeking a dedicated and caring Building Engineer to join their team. This role is crucial for maintaining the continuous operation of the boiler room and associated plant equipment, including HVAC systems, in accordance with applicable federal, state, and local standards, guidelines, and regulations. The Building Engineer will play a key part in upholding Keswick's mission to improve the experience of aging together.

Requirements

  • High school diploma or equivalent
  • May be required to attend seminars/training classes to improve performance and ability.
  • Requires 3rd Grade Stationary Engineer License
  • Requires valid driver's license.
  • Requires 3 years boiler experience as an operating engineer.

Nice To Haves

  • 2nd Grade Stationary Engineer License preferred.
  • Experience in the healthcare industry preferred.

Responsibilities

  • Operate and monitor the boiler room and HVAC equipment per manufacturers' specifications to minimize downtime, avoid inconvenience to in-house customers, and extend equipment life expectancy.
  • Monitor the Building Automation system and adjust equipment as needed.
  • Read meters and gauges to verify operating conditions and maintain equipment room logbooks.
  • Perform daily rounds to equipment rooms to ensure proper functioning of equipment and visually inspect for malfunctions or need for repair, adjustment, or lubrication.
  • Operate and monitor the emergency generator according to NFPA regulations, ensuring it is fueled and operational at all times.
  • Operate the water treatment system and other closed loop building systems, maintaining proper water treatment levels.
  • Ensure cooling towers and air handlers are operating properly.
  • Maintain equipment logs and records.
  • Maintain, troubleshoot, and repair equipment and components to ensure continuous operation.
  • Interpret schematics or equipment manuals to successfully repair facility equipment.
  • Create parts orders with all necessary ordering information for equipment repair.
  • Perform preventative maintenance on boiler and other plant equipment including chillers, cooling towers, air handling units, pumps, motors, etc.
  • Clean and maintain boilers and other major equipment.
  • Prepare for boiler inspections by opening boilers, performing cleaning and refractory patching or repair.
  • Close boilers after inspection and ensure they are operating safely and properly, developing and following up on any plans of correction.
  • Repair or replace lighting, electrical devices, and troubleshoot electrical systems.
  • Perform plumbing repairs including sinks, faucets, toilets, and related plumbing fixture repairs and replacements; clean drains and repair pipes.
  • Solder, braze, install press fittings, or thread pipes as needed.
  • Perform carpentry duties to include repairing drywall and plaster walls, acoustical ceiling track, tile, doors, furniture repair and assembly, and hanging shelves/pictures.
  • Perform exterior grounds work; clean grounds by removing trash and debris.
  • Participate in snow/ice removal.
  • Complete assigned work orders.
  • Comply with all safety programs and procedures.
  • Provide support during emergency disaster situations.
  • Maintain a safe, neat, and productive work environment in all equipment and shop areas.
  • Maintain tools in good working condition; clean tools and return to proper place.
  • Perform other duties as assigned including, but not limited to, exterior grounds work, snow/ice removal, driving company vehicles for transportation or supplies.
