About The Position

The Building Automations Systems Operator monitors building automation systems to ensure operations remain within specified parameters (temperature, humidity, pressure, electrical loads). When deviations occur, the operator follows documented procedures to protect equipment, personnel, and research while maintaining energy efficiency. The operator also monitors site-critical systems including fire detection and research equipment such as Edstrom vivarium environmental systems, and supports electrical, mechanical, and controls technicians during troubleshooting activities.

Requirements

  • High School Diploma or GED.
  • 3 – 5 years of experience working with building automation systems.
  • 3 – 5 years of experience working with HVAC equipment in an industrial/commercial environment.
  • Knowledge of automation system architecture (head end vs. local controllers and the overall bus/communication architecture)
  • Experience working with Excel and Word software programs.
  • Ability to effectively communicate with maintenance personnel, maintenance professionals as well as external client groups.
  • Ability to remain calm and in control when multiple alarm situations arise.
  • Ability to learn new concepts and ideas quickly.
  • Must have strong written and verbal communications skills to effectively communicate with all customers.

Nice To Haves

  • Experience of building automation systems with emphasis on Siemens is a plus.

Responsibilities

  • Monitor alarm status across automation systems (BAS, fire systems, research systems) and follow documented procedures (SOPs/OIs) to resolve issues through troubleshooting, trending, equipment stroking, technician coordination, or system overrides.
  • Enter system and equipment problems into Maximo with detailed information and coordinate execution with maintenance personnel to ensure timely resolution.
  • Review and generate system trends (temperature, pressure, etc.) and reports (overrides, alarms) in coordination with the BAS engineer to support proper system operation and identify operational issues.
  • Serve as first responder for equipment trips and unexpected shutdowns by analyzing trends, determining root causes, and coordinating with mechanics, electricians, and BAS technicians to restore systems quickly.
  • Act as primary liaison for field personnel working on automation systems by making necessary status changes and providing technical guidance on monitored and controlled equipment.
  • Serve as central information resource for facility operations including FSC call coordination, alarm routing for non-controlled systems, and interface between BAS technicians, mechanics, engineers, and facilities management.
  • Maintain change control procedures under BAS engineer direction by documenting all system parameter changes (set points, pressures, temperatures) per SOPs and ensuring transparent transitions between site and regional monitoring.
  • Maintain lockout/tagout documentation per SOPs and comprehensive shift logbooks (electronic or hardbound) detailing all alarms, critical activities, and operational events.
  • Identify energy savings opportunities, conduct virtual tours, review e-logs for operational efficiency issues, and operate systems to maximize energy performance across site and regional operations.
  • Support site supervisors, BAS engineers, and M&O personnel during commissioning activities, troubleshooting exercises, system startups, and other operational activities including specialized monitoring (fume hoods where applicable).
