About The Position

Reporting to the Property Manager, the Building Operator is responsible for the day-to-day maintenance and operation of a building's systems and infrastructure. Their duties typically include monitoring and maintaining HVAC systems, electrical systems, plumbing, and other mechanical systems to ensure they are functioning efficiently and safely. They troubleshoot issues, perform routine inspections, and coordinate with contractors for repairs or upgrades. Additionally, building operators often ensure compliance with safety regulations and may be responsible for maintaining records and reports related to building operations. The building operator in coordination with the property manager are responsible for testing new procedures and improving current processes that in turn support the strategy and goals of Taggart Realty Management.

Requirements

  • Post-secondary education in mechanical or trade-related field of study.
  • Ten years of experience in property management, with a minimum of five years in a building operator role.
  • Understanding of HVAC, electrical, plumbing, building automation, and fire alarm systems.
  • Intermediate working knowledge of MS Office.
  • A mechanical/technical aptitude with ability to use a variety of hand and electric tools.
  • Ability to diagnose and fix building issues efficient.
  • Strong interpersonal skills with the ability to clearly communicate with tenants, contractors and management.
  • Ability to work independently and in a team environment.
  • Valid Class G driver’s license: with the ability to travel throughout the city.

Nice To Haves

  • Building Environmental Systems (BES), System Maintenance Tech (SMT), Systems Maintenance Administrator (SMA) designations would be considered an asset.
  • Familiar with various BAS systems, Angus Anywhere, and ability to review blueprints/ drawing is considered an asset.

Responsibilities

  • Responsible for the efficient, effective and successful control of equipment maintenance, building structures and property in accordance with approved practices, procedures, methods and financials.
  • Liaison with tenants, contractors, and property management to coordinate the timely resolution of inquiries, service requests, and repairs.
  • Oversee the appearance of the property and safety and convenience of tenants and clientele.
  • Manage building systems and contracts, ensuring that maintenance, servicing, and renewals are completed in accordance to company policy, and/or contract specifications.
  • Complete property inspections in accordance with the inspection frequency schedules; maintain all appropriate logs and manuals as required.
  • Conduct weekly inspections of buildings, communicate preventative maintenance, ongoing improvement and capital equipment recommendations to the property manager.
  • Collaborate to implement a pro-active preventative maintenance program for building equipment/systems to ensure that all systems are properly maintained, serviced in a pro-active manner and remain energy efficient.
  • Contact appropriate maintenance service provider for ad hoc repairs as required.
  • Monitor HVAC systems, boilers, pumps, fan units, control panels, cooling towers, generator etc. and maintain logs for these systems.
  • Provide after-hours coverage of designated properties on a rotational basis with other building operators.
  • Act as a first responder to building emergencies and coordinate with emergency services if needed.
  • Any other duties as required.
