About The Position

The Builder Services Mapping Title Specialist is responsible for creation and maintenance of parcel ownership records and property descriptions for the recordation of subdivision and parcel maps. Various data sources are used, including subdivision plats, surveys, deeds, aerial photography interpretation and other databases. Assist in processing and recording subdivision and parcel maps within the State of California. Provide title and mapping production support services. Monitors and tracks projects and files.

Requirements

  • California title experience and/or Mapping/surveying experience.
  • High School diploma or equivalent.
  • Strong analytical and problem-solving skills with the ability to anticipate problems before they arise.
  • Strong attention to detail with excellent organizational skills, with ability to prioritize and handle multiple tasks and projects.
  • Ability to interact effectively and professionally with all levels of management, employees, developers, surveyors, agents, and customers by email, phone and in person.
  • Must have in-depth knowledge of title insurance requirements, title search procedures, real estate closing practices, and mapping processes and procedures for the counties served by the department.
  • Proficiency with title searching and abstracting software.
  • Basic computer skills including proficiency in Microsoft Office Suite and Outlook.
  • Ability to work in fast paced environment while successfully performing under extreme time constraints and meets prescribed deadlines.
  • Strong attention to detail with excellent organizational skills, with ability to prioritize and handle multiple tasks and projects.
  • Ability to act independently with sound judgment and take initiative.
  • Written and verbal communications are clear, grammatically correct and business appropriate.

  • Knowledge of Department of Real Estate processing and mapping process.

Responsibilities

  • Knowledge and understanding the California Subdivision Map Act.
  • Ability to read and interpret legal descriptions, maps, and plats to identify parcels.
  • Knowledge and understanding of principles governing title, real estate transactions, and mapping to perform title research of recorded documents that affect ownership.
  • Conduct thorough research using public records, title plants, and other resources to verify property information, as well as examining these items to verify legal description, ownership and restrictions.
  • Ability to interact effectively and professionally with all levels of management, employees, developers, surveyors, agents, and customers by email, phone and in person.
  • Must have in-depth knowledge of title insurance requirements, title search procedures, real estate closing practices, and mapping processes and procedures for the counties served by the department.
  • Ensure compliance with local, state, and federal regulations regarding property title and mapping.
  • Prepare/update and issue various reports, guarantees, forms, and documents related to property titles and mapping activities.
  • Collaborate with surveyors and other real estate professionals to resolve discrepancies in property descriptions and boundaries.
  • Researches and interprets resource materials, such as deeds, plats, aerial or ortho photographs, maps, property surveys/sketches and road right-of-way maps to ensure property line location.
  • Maintains records in proper manner and detail, ensuring the accuracy, completeness, and currency of the data.
  • Complies with Company policies, procedures, regulatory requirements, and complete mandatory company compliance training by prescribed deadlines.
  • Other duties as assigned.
