About The Position

Responsible for the safe equipment operation and maintenance in the Boiler Room. This role involves controlling and maintaining boilers, generators, pumps, and compressors, including start-up, regulation, repair, and shutdown as needed. The specialist will monitor boiler alarms and controls, make adjustments to ensure safe and efficient operation within established limits, and perform daily water tests and weekly soft water tests. Additionally, they will conduct weekly tests of emergency generating equipment and maintain appropriate records. Routine duties include performing standard building operating procedures, snow removal, grounds care, painting, and cleaning within a specified area. Maintenance tasks in boiler and mechanical rooms, such as gage glass repair, valve leak repairs, lubrication, and leak checking, are also part of the responsibilities. The role requires assisting other maintenance staff, responding to emergency calls, and using sophisticated testing equipment for electrical, plumbing, and mechanical repairs on various equipment. Preventive maintenance inspections, adjustments, repairs, and record-keeping are essential. The specialist will also check safety devices, review water tests and treatments, share call duties, and recommend system improvements and material specifications.

Requirements

  • Two years of Vo Tech training with above average performance in electrical and/or plumbing courses; two years full time experience in plumbing/electrical work; 3 years boiler room experience
  • Three years full time experience in plumbing/electrical work, four years boiler room experience
  • One year as Environmental specialist or Preventive Maintenance Specialist or Plumbing/Electrical Specialist; two years boiler room experience
  • Two years in hospital general maintenance; two years boiler room experience
  • One year Centre Community Hospital general maintenance and three years fireman
  • Reading and interpreting; electrical plumbing and HVAC prints and schematics.
  • An understanding of combustion and heat transfer.
  • An understanding of refrigeration and chilled water cooling systems.
  • Water treatment.
  • The ability to setup and adjust our boilers and chillers.
  • The ability to diagnose malfunctions, repair and alter; electrical plumbing and HVAC systems.
  • If the applicant does not meet all criteria under Experience but demonstrates a high degree of ability as described under Knowledge, Skills, Abilities, applicant will be considered equivalent to meeting all criteria under Experience.
  • Within one year of hire/transfer, successful completion of American Society of Healthcare Engineering (ASHE) NFPA-99-2012, “Health Care Facilities Code”.

Responsibilities

  • Equipment Operation and maintenance.
  • Controls and maintains boilers, generators, pumps, and compressors.
  • Start-up, regulate, repair, and shut down equipment as needed.
  • Monitors boiler alarms, controls, and computerized controls at least every 20-30 minutes.
  • Makes adjustments to ensure equipment operates safely and within established limits.
  • Records system and/or equipment operating temperatures, pressures, performs water tests daily to confirm accuracy, and performs weekly soft water tests.
  • Performs weekly tests of the emergency generating equipment and keeps appropriate records of the same.
  • Performs all routine building operating procedures, such as, but not limited to, starting equipment at specified times, checking and adding salt to softeners, recording data throughout the building.
  • Performs tasks such as but not limited to: snow removal; grounds care; painting; cleaning etc.; within the parameters of 25 feet of the Central Utility Plant.
  • Performs maintenance duties in the boiler room and mechanical rooms such as, but not limited to, gage glass replacement/repair, valve leakage repairs, lubrication of equipment, leak checking, and activate valves to change the amount of water, air, and fuel in boilers.
  • Fire or feed boilers, using gas feeds or oil pumps.
  • Assists other maintenance men on jobs that require assistance and responds to emergency calls throughout the building when others are not available.
  • Use sophisticated electrical and electronic testing equipment to perform electrical and/or plumbing and/or mechanical alterations and repairs, such as but not limited to, boiler equipment, chiller equipment, generating equipment, medical gas equipment, mechanical equipment, etc.
  • Performs preventive maintenance inspections, adjustments, repairs, alterations, record keeping, etc.
  • Check safety devices within the Central Utility Plant routinely.
  • Reviews daily, all water tests and water treatments.
  • Shares in call duties for non-covered working hours.
  • Performs other duties related to the employee's job classification and department operations as assigned by the supervisor.
  • Recommends improvements to existing system and may be asked to help specify new equipment.
  • Recommends and specifies materials for repairs/replacements and refers these to the Inventory Expeditor.
  • Performs pump and associated equipment repairs.
  • Performs related and miscellaneous duties as assigned.
