About The Position

GIC is seeking an Associate for its Real Estate Funds & Co-Investments team. This role involves managing a multi-billion-dollar portfolio of real estate fund commitments and co-investments globally. The Associate will gain broad exposure to fund investments and co-investments, with significant responsibilities in investment underwriting, selection, and relationship management with real estate fund managers. The team aims to identify and invest with leading real estate fund managers worldwide and participate in selective co-investments alongside fund partners. GIC is one of the world's largest sovereign wealth funds, investing globally across various asset classes.

Requirements

Bachelor’s degree with a business, finance or real estate finance focus
Minimum of 2 years investment banking or real estate experience
Strong modeling, research, writing and presentation skills
Team player with strong work ethic and communication skills
Proactive self-starter, able to work independently and develop a point of view
Excellent analytical skills and ability to work on multiple projects simultaneously

Responsibilities

Work as a key member of small deal teams to diligence, assess, and execute real estate fund investments and co-investments
Take on primary role in fund-level and asset-level financial modeling
Present investment proposals to investment committee
Review fund documentation alongside external counsel
Monitor and manage existing fund investments and co-investments
Help build and maintain relationships with existing and new fund managers
Represent GIC at our investee funds’ annual investor meetings and LP advisory committee meetings
Work on special projects as required
