About The Position

The Beach Company is looking for an Associate to join its Investment Management team at its corporate headquarters located in Charleston, SC. Reporting to the Director of Investment Management, the Associate will be undertaking responsibility for the financial performance and business plan execution of a multifamily portfolio located in the Southeast. Specific duties will include interfacing with property management, oversight of capital projects, initializing the reporting of asset performance on a weekly, monthly, and quarterly basis to internal and external parties, and preparation and oversight of annual budgets. This individual will also assist in the underwriting and review of new investments and play a key role in the due diligence and takeover of those investments. The position will entail a wide range of analytical tasks in addition to frequent travel to better understand and track property and market fundamentals.

Requirements

  • Bachelor’s degree in Real Estate, Finance, or a related field of study from an accredited institution.
  • 3-5 years of commercial real estate experience, with an emphasis on multifamily and asset management.
  • Highly proficient in Microsoft Excel.
  • Basic knowledge of other Microsoft Office products (PowerPoint, Word, Outlook).
  • Self-starter and motivated team player with ability to work independently.
  • Detail oriented and able to handle multiple projects and deadlines.
  • Ability to travel (approximately +50%).
  • Strong leadership skills with the ability to execute complex tasks in a team environment.
  • Critical thinking and problem-solving skills.
  • Strong interpersonal and presentation skills.
  • Strong attention to detail and high-level communication skills.

Nice To Haves

  • MBA or CFA.
  • Experience working for or with third-party property managers.
  • Strong analytical background.

Responsibilities

  • Track property operating results weekly, monthly, and quarterly to identify trends and opportunities.
  • Work with Property Management to execute business plans and maximize performance.
  • Conduct cash flow analysis for all properties in comparison to budget, proforma and historical performance.
  • Work with Property Management to keep controllable expenses within budget.
  • Make recommendations and execute plans to reduce expenses that will not jeopardize property performance.
  • Conduct site visits, providing detailed reporting on observations and improvement areas.
  • Oversee the execution of planned and unplanned capital improvement projects.
  • Review market surveys for properties and report trends to the asset management team.
  • Serve as the frontline of communication between the asset management team and property management for the portfolio.
  • Assist in managing internal and external reporting and property accounting oversight.
  • Analyze lease up fundamentals and compare assets to improve efficiency.
  • Support due diligence and takeover efforts for new acquisitions.
  • Assist the Director, Investment Management in preparing Board, Shareholder and Investor presentations.
  • Prepare annual business plans for the assigned portfolio and be prepared to present those to senior management and key stakeholders.
