About The Position

This role is responsible for aligning our Property Management fixed asset projects with the Blackstone framework. You will handle job cost assignments as well as ensuring adherence to protocol for both GAAP reporting and internal project tracking.

Requirements

  • Bachelor’s degree in Accounting or Finance
  • Minimum 2 years experience in Project Management or Construction accounting
  • Knowledge of Microsoft Word, Excel
  • Required software: Yardi 8 or 7/7s
  • Familiar with job costing and project management

Nice To Haves

  • Hands-on Yardi Job Costing and Fixed Asset Manager experience in a multi-entity real estate environment.
  • Familiarity with REIT reporting cadences (monthly close for REIT-style vehicles, quarterly close for non-traded structures).
  • Exposure to purchase price allocation (PPA) on acquired real estate assets.
  • Familiarity utilizing AI tools (e.g., Microsoft Copilot, Claude, ChatGPT, etc.) to drive efficiency in accounting workflows — reconciliations, variance analysis, documentation, and data review.

Responsibilities

  • Own the job code life cycle in the ERP — intake new job code requests, validate budget authorization, confirm setup attributes (job type, cost list, phase, entity, project tag), and shepherd codes through approval before they are made active.
  • Investigate and resolve miscoded costs in partnership with Property Accountants, Construction Accountants, and Procore users; coordinate reclassification entries before month-end close.
  • Maintain a CIP aging dashboard
  • Support quarterly and annual job code clean-up cycles
  • Perform monthly Job Cost to General Ledger reconciliations across assigned portfolios; investigate and resolve variances within the close calendar.
  • Communicate findings, root causes, and corrective actions clearly to in-house Property Management and Property Accounting
  • Apply a working understanding of capitalization vs. expense criteria under U.S. GAAP and ASC 360, including the company’s capitalization policy thresholds and useful life conventions.
  • Understand the accounting treatment for all job types the team manages — capital projects, building improvements, site improvements, tenant improvements, landlord work, FF&E, leasing commissions, leasing legal, lease incentives / tenant inducements, and loan origination cost
  • Maintain awareness of the downstream fixed asset life cycle (setup, depreciation cadence, retirement, disposal) sufficient to anticipate hand-off needs and avoid rework.
  • Gather and validate placed-in-service documentation from Property Controllers — completion date, final cost reconciled to job cost, asset categorization, tenant/lease linkage for TI, GL mapping, retainage status, and supporting evidence.
  • Deliver a clean hand-off package to the Fixed Asset team so the asset can be set up in the FA system without follow-up loops.
  • Confirm zero residual CIP balance on the job at hand-off; coordinate any final reclasses with the close team.
