About The Position

The Associate Director of Leasing is a full-time, live-on leadership position responsible for the strategic oversight and execution of all leasing and occupancy operations across South Campus Commons and The Courtyards at University of Maryland. This role provides direction for the full leasing lifecycle, including renewals, assignments, waitlists, and transfers, ensuring consistency and operational excellence across approximately 3,000 beds. The Associate Director of Leasing leads leasing strategy and performance management through data analysis, process improvement, and cross-functional collaboration with university partners. This position directly supervises leasing staff, participates in the Professional Staff On-Duty (PSOD) rotation, and is responsible for achieving and maintaining occupancy goals while enhancing the resident and prospective resident experience.

Requirements

  • Master’s degree in Higher Education, Business Administration, or a related field required
  • Minimum of 3–5 years of progressive experience in student housing
  • Proven ability to lead teams, including hiring, training, coaching, performance management, and staff development
  • Success in this role requires professionalism, adaptability, and the ability to work respectfully and collaboratively with team members, students, and campus partners.
  • Demonstrated ability to develop processes, implement standard operating procedures, and improve operational workflows for efficiency and consistency
  • Strong organizational skills with the ability to manage multiple priorities in a fast-paced, deadline-driven environment
  • Ability to interpret data, prepare reports, and present findings clearly to leadership and stakeholders
  • Ability to work onsite during standard business hours, Monday through Friday, 9AM–5PM, with occasional evening and weekend availability during peak periods, move-in/move-out operations, and special events
  • Strong collaboration skills with the ability to build effective working relationships across internal teams and university partners
  • Ability to live on site and serve on-call professional staff duty rotation
  • Ability to lift, carry, push, or move up to 35 pounds as needed

Responsibilities

  • Provide strategic leadership and oversight for all leasing operations across South Campus Commons and The Courtyards, including renewals, assignments, waitlists, and transfers
  • Supervise leasing staff, providing training, coaching, performance evaluation, and ongoing professional development
  • Establish and maintain standardized procedures to ensure consistency, efficiency, and accuracy across both communities
  • Participate in the Professional Staff On-Duty (PSOD) rotation and support after-hours operational needs as required
  • Collaborate with campus partners to support student housing and Resident Life goals and initiatives
  • Develop and manage the annual leasing calendar and timeline in coordination with internal and university stakeholders
  • Monitor occupancy trends, leasing velocity, and market conditions; implement strategies to achieve and maintain full occupancy
  • Analyze leasing data and performance metrics to inform decision-making and improve operational outcomes
  • Stay informed of market trends to support strategic planning and occupancy strategies
  • Oversee accuracy and compliance of lease documents, addendums, guarantor forms, and related contractual materials
  • Manage the audit process of resident records to ensure completeness and accuracy across all leasing databases
  • Utilize systems including StarRez, Entrata, DocuSign, MyDRL, Lenel, and other platforms to maintain accurate housing records and workflows
  • Conduct regular file audits and quality assurance reviews to ensure compliance with internal standards and university requirements
  • Develop, refine, and implement leasing workflows and standard operating procedures to improve efficiency and service delivery
  • Prepare and review leasing and occupancy reports, providing regular updates to leadership on performance, trends, and risks
  • Submit required reporting, including Weekly Reports and Leasing Status Reports
  • Identify and implement process improvements to enhance operational effectiveness and resident experience
  • Contribute to leasing and marketing strategies, including website updates, leasing materials, and communication plans
  • Support content development for social media, digital platforms, and printed publications
  • Contribute to the South Campus Commons weekly email communication
  • Maintain and update leasing-related materials, brochures, forms, and online content to ensure accuracy and consistency
  • Oversee staff response to leasing-related inquiries from prospective and current residents, ensuring timely and professional communication
  • Collaborate with university partners on housing selection processes, eligibility requirements, and leasing coordination
  • Support planning and execution of move-in, move-out, inspections, and turnover operations in coordination with other functional areas
  • Ensure leasing operations align with a high-quality resident experience and customer service standards
