About The Position

Working closely with the Associate Director of Operations, this role will provide management, leadership, and oversight of the HVAC and Preventive Maintenance teams, serve as a liaison between HVAC and MEP contractors, and facilitate coordination and guidance of capital project initiatives. This is an On-Site position based in Kentucky. For candidates considering a move, relocation assistance may be available.

Requirements

  • Possess a thorough understanding of electrical systems working with single-phase and three-phase electrical distribution systems of 120/277/480 volts.
  • Proficient in Building Automation Systems to monitor and operate various HVAC and Electric systems (experience with JCI/ Metasys a plus).
  • Understand the mechanical system's building infrastructure to include boilers, heat exchanges, cooling towers, water treatment and associated equipment.
  • Know plumbing systems, including but not limited to commercial gas-fired water heaters, storage tanks, domestic water distribution systems, and mixing valves.
  • Comprehend all electrical distributions, emergency generators, fire life safety, and wet and dry pipe sprinkler systems.
  • Proficient in Microsoft Office Suite, property management software (Yardi and One Site), and database management programs to complete required reports and communication materials.
  • Must be proactive, self-directed, highly motivated, and possess skills in time management.
  • Demonstrated ability in negotiating contracts, evaluating and selecting vendors, and managing project timelines and budgets.
  • Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages to complete financial records, budgets, and other fiscal reporting information.
  • High school diploma or equivalent and a minimum of 3 years' experience within property management maintenance, other building maintenance, or related trade with major mechanical and plumbing experience.

Responsibilities

  • Understand the mechanical system's building infrastructure to include boilers, heat exchanges, cooling towers, water treatment and associated equipment.
  • Know plumbing systems, including but not limited to commercial gas-fired water heaters, storage tanks, domestic water distribution systems, and mixing valves.
  • Comprehend all electrical distributions, emergency generators, fire life safety, and wet and dry pipe sprinkler systems.
  • Lead efforts and take ownership and responsibility for the physical appearance and condition of the building infrastructure, and maintain all mechanical, plumbing, electrical, and other utility spaces in a clean and orderly fashion.
  • Develop contractor scope of work for Preventive Maintenance program, negotiate maintenance service contracts, and manage vendor support services.
  • Manage all vendor/contractor scheduling and project/work coordination (includes, but is not limited to, recurring contract management, ad-hoc repairs, etc.).
  • Inspect work performed by contractors, vendors, and other service providers to verify that the work, materials, and services meet quality standards, scope, and specifications as required on a periodic basis.
  • Participate in negotiating pricing for all contracted work, including change orders, to stay within or below budget, if applicable.
  • Work in close coordination with Regional Maintenance Managers (RMM) for the scheduling and completion of RMM inspections.
  • Work in close coordination with Capital Projects Group when necessary (and if applicable) to ensure capital projects are properly scheduled and assist with the completion of capital projects in a timely manner.
  • Order project-related materials within budget guidelines while maintaining accurate documentation of each ordered item.
  • Inspect vacant units and inventory work to be performed, adhering to the renovation/rehabilitation process.
  • Is responsible for the renovation of units, which could include but is not limited to carpentry, plumbing, electrical, repairs, cleaning, and painting.
  • Completes various human resources, financial, administrative, and other reports and analyses.
  • Ensure compliance with all safety regulations, including but not limited to, the use of a back brace, safety goggles, and gloves as appropriate while renovating units.
  • Performs other duties as assigned or as necessary.
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
  • Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards, reporting any mechanical or electrical equipment malfunctions, employee/ visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
  • Identifies areas for improvement and offers suggestions to improve efficiency and productivity.
  • Keeps abreast of current changes in facilities management, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, researching and/or subscribing to the internet or other professional publications, or utilizing other appropriate method(s) to obtain business and professional information, and applies knowledge and practices to area(s) of responsibility.
