Requirements

  • 5–7 years of experience in: Property Management, Asset Management, Design, Construction Management
  • Proven experience in commercial real estate, design, engineering, construction, and project completion
  • Strong knowledge of renovations, rehabs, and value‑creation opportunities for under‑utilized or end‑of‑life assets
  • Demonstrated ability to manage internal teams and external consultants and contractors
  • Excellent oral and written communication skills with the ability to present clear, concise work product
  • Strong problem‑solving skills with a proactive, forward-thinking mindset
  • High level of self‑motivation, engagement, and professionalism
  • Collaborative, low‑ego team player with a hands‑on approach
  • Highly organized, patient, and strategically oriented
  • Ability to defend recommendations clearly and thoughtfully in a non‑authoritative environment
  • Proficiency with project management and business tools, including: Excel, Word, PowerPoint MS Project Bluebeam AutoCAD / ACAD Google Earth Adobe Acrobat Yardi

Responsibilities

  • Report directly to the SVP, Development, while supporting the Midwest Asset Management team
  • Support capital projects across newly constructed and existing assets within the Midwest region
  • Identify, budget, permit, source, bid, contract, and monitor construction and capital improvement projects
  • Manage capital expenditure projects, including tenant improvements and large-scale capex initiatives
  • Lead consultants and contractors to execute capital projects approved through the annual budget
  • Build and maintain strong relationships with property managers, architects, consultants, and contractors
  • Source and manage design and construction services using both existing and new vendors
  • Develop and maintain a rolling five‑year Capital Improvement Execution Plan for the logistics portfolio
  • Oversee project costs, schedules, and quality to ensure alignment with approved budgets and timelines
  • Participate in due diligence for new investment opportunities, including defining scope and pricing of required capital projects
  • Establish strategies to achieve capital savings through volume pricing and bundled project execution
  • Lead “make‑ready” improvements following lease terminations, including: Scope development and planning, Budgeting and bidding, Consultant and contractor selection, Permitting coordination, Oversight of project execution
  • Track, attend, and report on the progress and completion of both budgeted and unbudgeted capital projects
  • Support Build‑to‑Suit and leasing RFP responses by developing site plans, floor plans, budgets, and schedules
  • Manage vendor payment applications and invoices in coordination with Property Accounting
  • Prepare quarterly and ad‑hoc budget‑to‑actual reporting for capital projects
  • Maintain regional cost trackers for recurring trades in collaboration with the procurement team
  • Provide feedback to the development team to improve the Master Development Guidelines based on portfolio experience
  • Ensure compliance with Brookfield safety standards across all projects and vendors
  • Adapt to ambiguity, navigate complex situations, and drive results with accountability
  • Serve as a leader and mentor to colleagues across varying experience levels
  • Travel as required to support Midwest regional assets
