About The Position

The Associate, Asset Management will be an instrumental member of the Asset Management team, helping to oversee and execute value-add strategies to enhance cash flow and maximize value for the Company’s 6,600-unit multifamily portfolio through close collaboration with the COO, Revenue Management, Property Management, Operations, Marketing, and Accounting. The Associate will provide top-notch analytical support to assist in the ongoing evaluation of asset performance and valuation, and provide periodic transactional support for acquisitions, dispositions, and financing efforts. The role is hybrid based in Washington D.C. with some flexibility for working from home.

Requirements

  • Bachelor’s degree in business, Economics, Finance, or other quantitative discipline required
  • 3-5 years of professional experience in real estate, banking, or investment management
  • Strong financial modeling and analytical skills.
  • Advanced Excel skills
  • Proficiency with PowerPoint and Word
  • High attention to detail and ability to manage multiple workstreams simultaneously
  • Strong written, verbal and presentation communication skills required
  • Drive, curiosity, and initiative to drive value for Dweck’s investor base
  • Ability to travel throughout the portfolio/within the DMV

Nice To Haves

  • MBA highly preferred
  • experience modeling multifamily cash flows highly desired
  • Experience with Yardi or similar property management operating software preferred

Responsibilities

  • Develop, update, and maintain cash flow valuation models for all portfolio assets
  • Coordinate closely with Revenue Management to evaluate pricing, concessions, rent growth projections, and property performance
  • Review, track, and provide support to the property management teams on expense management and coordinate implementation efforts to improve performance
  • Collaborate with accounting, operations, marketing, and in-house property management leadership to assist in the development of asset-level business plans and strategies with a goal of maximizing cash flow and overall value
  • Provide analytical support to senior leadership and accounting for cash management, treasury management, and distribution planning
  • Assist with annual budget preparation and ongoing monitoring and analysis of operating performance
  • Assist with analysis of value-add renovation initiatives to support senior leadership in capital allocation decisions
  • Support refinancing, loan compliance, and covenant monitoring efforts
  • Collaborate with operations team on the development and preparation of internal financial reporting materials (monthly/quarterly/annual)
  • Collect, analyze, and synthesize relevant market reports and transaction related data
  • Provide transactional support for acquisitions, dispositions, and refinancing, including preparation of cash flow models/proformas, as well as assistance with underwriting, due diligence, financing, and closing
  • Provide ad-hoc property and/or portfolio level analytical support
