We are seeking an Assistant Superintendent for our current development project based in Shaker Heights, Ohio. Your primary responsibility will be to schedule, coordinate and supervise trades on site, and ensure their compliance with plans, specs, and safety requirements. You will also work closely with the team to ensure the project is completed on time and on budget project.

Requirements

  • 3-5 years of experience in a similar role, preferably in the multi-family housing market sector.
  • Must possess OSHA 30 certification or be willing to obtain all mandated certifications.
  • Represent the Company through all actions onsite while maintaining a high level of professionalism.
  • Strong interpersonal skills, ability to communicate and manage well at all levels of the organization and with fellow team members, subcontractors, design partners and inspectors.
  • Strong problem solving and the ability to exercise sound judgment and make decisions based on accurate and timely analyses.
  • High level of dependability with a strong sense of urgency and results-orientation
  • Extremely organized and must be able to keep accurate records and reports.
  • Proficient with Computers and has experience using the Procore Project Management tools.
  • Have dependable transportation to the site and is required to have a phone.
  • Be available to take phone calls and respond to emails during non-working hours.

Nice To Haves

  • Bachelor’s Degree in Construction Management preferred but not required.

Responsibilities

  • Supervises assigned trades and is responsible for managing scheduled activities. This includes management and scheduling delivery of materials needed to complete the project.
  • Responsible for helping Construction Team to remove any obstacles that may hinder schedule and production performance. Any subcontractors or vendors that are not performing will be reported to the Project Manager and Superintendent.
  • Monitoring and reporting any safety concerns. This includes but is not limited to safety audits, issuing warnings, and conducting safety orientations.
  • Assist in planning work schedule, determining manpower levels, material quantities, equipment requirements, quality of the work, etc.
  • Participate in daily and weekly progress meetings.
  • Responsible for the overall project quality, this includes monitoring and implementation of punch list, non-conforming work lists, and observations.
  • Participation in inspections conducted by the AHJ and includes assuring readiness and timely completion of inspections. This includes scheduling of any third-party special inspections.
  • Maintaining and monitoring site logistics, including access, daily open/close of the site, subcontractor cleanup, and monitoring SWPP compliance. You must be familiar with the approved Submittals and RFI’s for the project.
  • Help generate the Daily Report for the site, this includes but is not limited daily photos, reporting any delays/issues, reporting subcontractor manpower and progress, reporting inspection status, and safety violations.
  • Ensure the project team maintains accurate and current as-built drawings for the project.
  • Review Time and Material tickets for accuracy.
  • Participate in subcontractor preinstallation meetings.
  • Advise senior level supervision and project management of potential problems, work interferences, schedule difficulties, etc. Assist in circumventing/resolving such problems as required.
  • Perform additional assignments per supervisor’s direction.
  • Support and foster teamwork and customer excellence.
