Assistant Property Manager

Guardian PropertiesAugusta, GA

About The Position

Join a team that takes ownership of every detail. We're looking for an Assistant Property Manager who's ready to take the next step in their career. You'll work alongside the Community Manager to run the operations of a vibrant community — touching everything from leasing and resident experience to financial reporting and team leadership. If you love a fast-paced environment where no two days are the same, we want to meet you. This is a role with real ownership and a clear path to a Community Manager seat.

Requirements

  • High school diploma or equivalent required.
  • Minimum of 3 years of experience as an Assistant Property Manager or in a similar residential property management role.
  • Proven ability to independently manage a residential community and step in for Property Manager responsibilities when needed.
  • Proficiency with Yardi property management software.
  • Strong operational knowledge of multifamily property management practices.
  • Excellent leadership, problem-solving, and multitasking abilities.
  • Exceptional customer service and communication skills, both verbal and written.
  • Highly organized, detail-oriented, and able to prioritize tasks effectively in a fast-paced environment.
  • Tech-savvy and comfortable working with CRM, leasing systems, and other digital tools.

Nice To Haves

  • College coursework or a degree is preferred but not required.
  • Experience managing operations across multiple sites or communities is strongly preferred.
  • Familiarity with Georgia housing laws and property management standards is a plus.

Responsibilities

  • Drive financial performance: Own daily ledger management, lead the delinquency process, and partner on monthly variance reporting and budget season. Learn to read a P&L like an owner — and have the numbers to back up the recommendations made.
  • Lease, renew, retain: Tour prospects when leasing is busy, run the renewal process from notice to signature, and personally handle the resident issues that need a manager's touch. Ensure fingerprints are on every retention win.
  • Keep the operation humming: Coordinate maintenance work orders, manage vendors, and walk the property to identify issues. Seamlessly step in for the Community Manager when they are out.
  • Grow into leadership: Mentor leasing consultants, lead team meetings when asked, and build the management skills that prepare for the next role.

Benefits

  • Competitive hourly rate: $27
  • Comprehensive Benefits Package: Including medical, dental, and vision insurance, 401(k) with employer match, and paid time off (PTO).
  • Opportunities for professional development and career growth within GUARDIAN.
