About The Position

The Assistant Property Manager is a fast-paced sale-oriented role responsible for generating and handling traffic, leasing apartments, qualifying prospects, preparing lease documentation and completing move-in procedures in accordance with the established policies and procedures. Habitat America, a fast-growing property management company, seeks a strong, professional full-time Assistant Manager for a market rate apartment community in Fredericksburg, VA! Riverwoods at Fredericksburg Apartments is a 187-unit apartment community. Habitat is looking for a marketing-oriented individual with a proven track record for achieving sales and high occupancy. Market rate leasing experience is a plus! Requirements

  • Proven track record for achieving sales and high occupancy.
  • Market rate leasing experience is a plus!
  • Yardi software experience preferred!
  • Be able to explain all lease documents to new and existing residents.
  • Follow established policy and procedures in qualification, screening, and acceptance of applicants for residency.
  • Comply with all state, federal, and/or local laws relating to Fair Housing.

Responsibilities

  • Acts as a resource in resolving resident issues
  • Lease apartments and aggressively sell the products and services of the property.
  • Develop, refine, and effectively implement excellent telephone and personal sales skills.
  • Specifically, to respond to site visit or telephone inquiries, conduct site tours, effectively sell to prospects, qualify prospects, complete all related paperwork and activities to ensure a timely move-in.
  • Work with the property manager to develop and implement sales and marketing strategies towards increasing property traffic levels, exceeding closing ratios, and to achieve and exceed budgeted occupancy percentages.
  • Maintain thorough product knowledge of property and that of major competition through site visits/tours and telephone surveys.
  • Prepare all lease-related paperwork in an accurate and timely manner.
  • Be able to explain all lease documents to new and existing residents.
  • Ensure all documents are completed prior to resident move in.
  • Follow established policy and procedures in qualification, screening, and acceptance of applicants for residency.
  • Respond to resident requests and work with residents to minimize and resolve resident problems and complaints.
  • Follow through to ensure issues are resolved.
  • Special projects or additional duties assigned by supervisor that are essential for the operations of the property.
  • Comply with all state, federal, and/or local laws relating to Fair Housing.
