About The Position

We're looking for an Assistant Property Manager who's ready to take the next step in their career. You'll work alongside the Community Manager to run the operations of a vibrant community — touching everything from leasing and resident experience to financial reporting and team leadership. If you love a fast-paced environment where no two days are the same, we want to meet you. This is a role with real ownership and a clear path to a Community Manager seat.

Requirements

  • High school diploma or equivalent required.
  • Minimum of 3 years of experience as an Assistant Property Manager or in a similar residential property management role.
  • Proven ability to independently manage a residential community and step in for Property Manager responsibilities when needed.
  • Proficiency with Yardi property management software.
  • Strong operational knowledge of multifamily property management practices.
  • Excellent leadership, problem-solving, and multitasking abilities.
  • Exceptional customer service and communication skills, both verbal and written.
  • Highly organized, detail-oriented, and able to prioritize tasks effectively in a fast-paced environment.
  • Tech-savvy and comfortable working with CRM, leasing systems, and other digital tools.

Nice To Haves

  • College coursework or a degree is preferred but not required.
  • Experience managing operations across multiple sites or communities is strongly preferred.
  • Familiarity with Georgia housing laws and property management standards is a plus.

Responsibilities

  • Drive financial performance by owning daily ledger management, leading the delinquency process, and partnering on monthly variance reporting and budget season.
  • Lease, renew, and retain residents by touring prospects when leasing is busy, running the renewal process from notice to signature, and personally handling resident issues that need a manager's touch.
  • Keep the operation humming by coordinating maintenance work orders, managing vendors, and walking the property to identify issues. Step in seamlessly when the Community Manager is out.
  • Grow into leadership by mentoring leasing consultants, leading team meetings when asked, and building management skills.

Benefits

  • Comprehensive Benefits Package: Including medical, dental, and vision insurance, 401(k) with employer match, and paid time off (PTO).
  • Opportunities for professional development and career growth within GUARDIAN.
