About The Position

WRH Realty Services, LLC is seeking an Assistant Property Manager to join their team. This role is responsible for assisting the property manager in the overall operations of the property and plays a key role in keeping the community thriving. The ideal candidate will have strong leasing skills.

Requirements

  • A strong customer service focus
  • Excellent verbal and written communication skills.
  • Ideally, 2 years' experience in property management
  • Proficiency in creating content, generating business interest, enhancing product awareness, and expanding market reach.
  • Ability to produce videos for social media posts and Matterport Videos.
  • Competence in using software applications and search engines to engage residents and prospects.
  • A high school diploma is required; some college coursework is advantageous.
  • Availability: Monday to Saturday, with two days off per week.
  • Valid Driver’s License, automobile insurance, and reliable transportation.

Responsibilities

  • Assist the property manager in managing the day-to-day operations of the property including resident satisfaction, retention, and full resident lifecycle activities.
  • Maintain all accounts receivable including collecting rent, posting rent, making daily deposits, and maintaining a balanced, accurate rent roll.
  • Accurately and timely completion of system reports.
  • Audit records and files to identify dates requiring administrative action, such as lease expiration dates, and delinquent accounts.
  • Collect delinquent account balances from previous residents.
  • Process evictions, which includes processing all necessary paperwork, and serving notices.
  • Lease apartments as needed.
  • Shopping competitive properties.
  • Inspect buildings and grounds to ensure safety and cleanliness, and alert maintenance to items that need to be repaired.
  • Processes move-ins, move-outs, and lease renewals.
  • Audit all new and current lease agreements and resident files for accuracy.
  • Assist the property manager with training staff on leasing, entering traffic into the computer, marketing, maintenance, and general office operations.
  • Compose and prepare routine correspondence, rental notices, and other letters and memorandums.
  • Assist the property manager with resident relations and problem resolution.
  • Complies with all company policies, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
  • Manage the leasing process from tour to move-in including closing the sale, completing lease documents, and inspecting apartments to ensure the residents have an excellent move-in experience.
  • Understand the value of the property's features as they relate to the prospective resident's needs.
  • Creative approach to marketing the property to increase traffic including online posts, social media strategies, and outreach marketing.
  • Support occupancy and retention goals by following up with potential and current residents.
  • Maintain accurate and in-depth knowledge of the property to give potential residents all the information they need to make their decision.
  • Build relationships with residents through courteous and timely responses to their needs and concerns.
  • Demonstrate strong attention to detail while preparing lease documents, resident files, and applications for approval.
  • Work with other teammates to plan and organize resident events.
  • Visually inspect/prepare the entire property (office, models, compactor, vacant, curb appeal, and amenity areas) daily for cleanliness. Inspect and touch up models and vacant units. Responsible for maintaining the work area and office cleanliness.
