About The Position

BlackRock Communities manages a portfolio of over 500 apartment homes in and around Tacoma. Unlike traditional management companies, we do not have on-site managers at each property. Instead, we operate as a unified team managing the entire portfolio. We have invested in a robust property management system and a strong administrative team to handle back-office tasks, allowing our local team to focus on residents and properties rather than extensive paperwork.

Requirements

  • 2+ years in a customer-facing role with significant responsibility.
  • Valid Washington driver's license, reliable vehicle, and current auto insurance.
  • Residence in or near Tacoma.
  • Ability to pass a background check.
  • Comfort with technology and new software systems.
  • Ability to identify normal wear and tear versus significant building problems.
  • Strong organizational and self-starting skills.
  • Excellent communication and interpersonal skills, with the ability to handle difficult conversations calmly and professionally.
  • Sales aptitude, including comfort with asking for commitments and payments.

Nice To Haves

  • Property management experience.
  • Experience in hospitality, retail, or other service industries involving building management or direct customer/guest interaction.
  • Experience managing front office or guest services at a full-service hotel.
  • Bilingual English/Spanish skills.

Responsibilities

  • Conduct property inspections, including units, common areas, and exteriors, to identify and address maintenance issues proactively.
  • Engage with residents through welcome checks, routine check-ins, and follow-ups on concerns.
  • Oversee maintenance requests, coordinating with the maintenance team to ensure completion.
  • Communicate with residents professionally, including posting notices and handling inquiries.
  • Manage rent collections, including conversations, follow-ups, and payment arrangements, with a balance of firmness and respect.
  • Support leasing activities by showing apartments, following up on inquiries, and assisting with closing deals when needed.
  • Initiate and manage resident renewal conversations to foster strong resident retention.
