About The Position

Van Acker Construction is hiring an Assistant Project Manager (APM) to support the financial and administrative backbone of one to two large residential projects at a time. This is a numbers-heavy, detail-heavy role. You'll own job costing, subcontract and change order administration, financial reporting and document management. You'll report to a Project Manager who expects sound judgment, high standards, and independent follow-through. The successful APM enjoys a challenge and is committed to communication, collaboration, a great attitude, and patience. This is an in-person role, five days a week, out of our Mill Valley office. We don't offer remote or hybrid arrangements.

Requirements

  • 10+ years in construction administration, with deep fluency in construction finance including budgets, job costing, pay applications, and financial reporting
  • Bachelor's degree in accounting, finance, construction management, or architecture
  • Strong Excel skills
  • Working knowledge of Timberline/Sage 300 and Box are helpful
  • The judgment to work independently and the discipline to report clearly to a Project Manager with high standards
  • A track record of staying ahead of a project's needs rather than reacting to them
  • Lives within commuting distance of Mill Valley, CA.
  • Authorized to work in the U.S. without current or future need for employer-sponsored visa sponsorship
  • The APM may also be required to drive to the jobsite from time-to-time and must meet the Company’s driving requirements

Responsibilities

  • Preconstruction estimating, project set-up, and preconstruction contract administration
  • Bid package assembly, bid administration, subcontractor bid comparisons
  • Subcontract and change order administration
  • Construction phase monthly job cost analysis and forecasts, and reporting internally and to owners and/or owner representatives
  • Document management, including drawings, permits, RFIs, submittals
  • A-Z preparation of monthly client pay applications, including subcontractor invoice coding and lien release collection
  • Subcontractor insurance tracking and compliance
  • Day-to-day communication with subcontractors, vendors, site superintendents and field staff
  • Close-out documentation and O&M binder assembly
