About The Position

We are looking for a motivated and detail-oriented Assistant Project Manager to support the successful delivery of commercial construction projects from preconstruction through closeout. Working closely with Project Managers, Superintendents, Project Engineers, subcontractors, vendors, clients, architects, and engineers, you will help coordinate project activities and ensure work is completed safely, on schedule, within budget, and in accordance with contract requirements. The ideal candidate will have a strong understanding of construction processes, excellent organizational skills, and a willingness to take ownership and grow into increased project responsibility. You will support project administration, subcontractor and vendor coordination, scheduling, cost control, change management, RFIs, submittals, billing, and closeout activities. As your skills and experience develop, you will have the opportunity to take increasing ownership of project activities and independently manage smaller projects with senior PMs providing guidance and support.

Requirements

  • 3+ years of experience in commercial construction, preferably in a Project Engineer, Assistant Project Manager, or similar role.
  • Working knowledge of construction processes, plans, specifications, drawings, and technical documentation.
  • Understanding of construction means and methods across multiple trades.
  • Experience with construction or project management software; Procore experience preferred.
  • Proficiency with Microsoft Office, including Word and Excel, and Google Workspace.
  • Familiarity with construction scheduling and CPM scheduling concepts.
  • Working knowledge of project cost control, change management, billing, and contract administration.
  • Knowledge of quality, health, and safety standards.
  • Strong organizational and time-management skills with the ability to manage multiple priorities and meet deadlines.

Nice To Haves

  • Bachelor's degree in Construction Management, Engineering, Architecture, Building Science, or a related field preferred.
  • PMP, CMIT, or other relevant construction or project management certification is a plus.

Responsibilities

  • Support Project Managers in the planning, coordination, and execution of assigned construction projects, with the opportunity to independently manage smaller projects as experience develops.
  • Coordinate and distribute current contract documents, including drawings, specifications, general conditions, alternates, addenda, ASIs, and other project revisions.
  • Manage RFIs, submittals, transmittals, Potential Change Orders, Change Orders, and other project deliverables, ensuring accurate tracking, timely submission, and distribution.
  • Assist with project budgets, schedules of values, cost tracking, change requests, progress billing, and required supporting documentation, including labor compliance.
  • Process and maintain subcontractor and owner commitment documents, including contracts, Subagreement Agreements, Purchase Orders, Work Orders, and Change Orders in Procore.
  • Support project scheduling, phasing, and sequencing and monitor project performance to help maintain quality, schedule, budget, and safety objectives.
  • Prepare meeting minutes, project correspondence, and routine responses, and communicate project updates and changes with Owners, Architects, Engineers, subcontractors, vendors, and other stakeholders.
  • Assist with contract interpretation, conflict resolution, claims avoidance, and resolution of project issues, escalating matters to the Project Manager when appropriate.
  • Coordinate with subcontractors, vendors, consultants, and suppliers to obtain proposals, contracts, insurance, invoices, and other required documentation.
  • Conduct regular site visits and support oversight of self-performed and subcontracted work, including daily reporting and monitoring progress, quality, and safety.
  • Maintain accurate project files, directories, records, certifications, Procore requirements, as-built drawings, and other project documentation, incorporating approved RFIs, ASIs, and formal changes.
  • Coordinate project closeout, including punch list completion and collection of as-builts, warranties, O&M manuals, project manuals, and other required documentation.
