About The Position

Related Midwest, through its vertically integrated general contracting entity, LR Contracting, is seeking a motivated construction professional for an intermediate project management position. This role will primarily support projects within Related Midwest’s affordable housing portfolio, including new developments as well as the rehabilitation and preservation of existing communities. Experience working within regulated environments and an understanding of the unique requirements of affordable housing, such as public funding programs and compliance considerations is beneficial. The Assistant Project Manager II role is designed to apply and expand knowledge of the construction process. This position supports project execution with increased responsibility and independence, including coordination of preconstruction activities, estimating, scheduling, logistics, cost tracking, financial reporting, contract administration, and field operations. The Assistant Project Manager II contributes to the successful execution of projects under the guidance of senior project leadership. The role requires strong organizational and communication skills, with the ability to collaborate effectively with project teams, field staff, preconstruction personnel, consultants, and other key stakeholders while contributing to a respectful, collaborative, and performance-driven team culture.

Requirements

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or equivalent trade experience.
  • Minimum of 4 years of general construction experience required.
  • Demonstrated ability to manage portions of a project independently (e.g., submittals, RFIs, cost tracking, scheduling updates).
  • Ability to proactively collaborate with project teams, field staff, and subcontractors to ensure tasks are completed efficiently and issues are resolved promptly.
  • Excellent written and verbal communication, organizational skills, and attention to detail, with the ability to manage multiple tasks simultaneously.

Nice To Haves

  • Experience working within regulated environments and an understanding of the unique requirements of affordable housing, such as public funding programs and compliance considerations is beneficial.
  • Experience with Autodesk Construction Cloud (ACC), Building Connected, Plan Grid, Procore, Textura, eBuilder, Microsoft Suite or similar platforms strongly preferred.

Responsibilities

  • Assist Project Managers in the management of the Project Architect and other design disciplines during the preconstruction phase.
  • Assist with subcontractor buyout and direct purchase procurement.
  • Assist with monthly project cost reporting including change mitigation and cost tracking.
  • Pursue reductions in scope, schedule durations and costs when necessary.
  • Cost tracking and change management. Items to resolution and making/forcing decisions.
  • Manage integration of buyout and procurement schedules with master schedule for specific trades.
  • Manage the project controls process for specific areas and trades to ensure project early delivery and under budget.
  • Directly manage and establish processes for resolution of any/all issues hindering project success for specific trades.
  • Ensure quality procedures are implemented and tracked by field staff.
  • Support project closeout activities including punch list, final documentation, warranties, and record drawings.
  • Support implementation and tracking of project requirements related to local business participation, workforce development, and community hiring provisions.
  • Contribute to a collaborative and respectful team culture while continuing to develop professional knowledge of the construction process.
  • Support special projects as required.
