About The Position

The Morgan Group is seeking an Assistant Program Manager to support the Program Manager in overseeing design and documentation, budget tracking, and coordination efforts for multifamily properties. This role involves reviewing proposals, drawings, and specifications, monitoring RFIs and submittals, and ensuring compliance with Morgan Design Standards. The Assistant Program Manager will also assist in financial tracking, vendor comparisons, and maintaining project upgrade lists. Key responsibilities include serving as a point of contact between design and development teams, coordinating with Design Managers on construction drawing status, and supporting the creation of sales collateral. The role also involves attending OAC and Design meetings, preparing meeting notes, and assisting with on-site observations. Additionally, the Assistant Program Manager will support adherence to design and QAQC standards, identify process inefficiencies, and explore opportunities for workflow streamlining, including the use of AI tools.

Requirements

  • Bachelor’s degree in Interior Design or a related field, or equivalent practical experience.
  • 2–4 years of experience in real estate development, design, construction coordination, or a related program/project support role.
  • Ability to read and interpret architectural and construction drawings at a working level.
  • Excellent attention to detail and follow-through; comfortable owning the accuracy of a deliverable.
  • Strong written and verbal communication skills, with the ability to coordinate across design, construction, and development teams.

Nice To Haves

  • Experience with multifamily housing development or design.
  • In-field construction experience.
  • Familiarity with Bluebeam, Procore, or similar design-review software.
  • Comfortable working with AI tools and using them to streamline recurring tasks.

Responsibilities

  • Supports the Program Manager in ensuring the owner’s interests are carried out in a timely manner and according to budget.
  • Assists in assembling and reviewing proposals, drawings, and specifications from consultants and sub-consultants for completeness, consistency, and alignment; and flags errors, gaps, and conflicts.
  • Monitors RFIs and Submittals through Procore daily and flags design-related items for the Program Manager’s review.
  • Reviews drawings for compliance with the Morgan Design Standards and flags gaps for the Program Manager’s final review.
  • Supports the Program Manager in monitoring budget-to-actual variances and preparing summaries for review.
  • Assists with vendor and contractor proposal comparisons, checking figures and scope for accuracy.
  • Helps maintain accurate records of the active VE list and Wish List of project upgrades shared between Development and Construction.
  • Serves as a day-to-day point of contact between the design team and the development team on assigned tasks, under the Program Manager’s direction.
  • Coordinates with Design Managers on construction drawing status from site plan approval through Certificate of Occupancy.
  • Supports Marketing and Property Management in assembling Sales Collateral materials.
  • Attends OAC and Design meetings alongside the Program Manager.
  • Prepares clear, organized meeting notes, status updates, and follow-up items for internal and cross-functional meetings.
  • Assists with on-site observation and documentation during scheduled construction phases; may require occasional travel within the region.
  • Supports adherence to Morgan’s design and QAQC standards across assigned projects.
  • Identifies recurring issues or inefficiencies in the review process and brings them to the Program Manager’s attention.
  • Identifies opportunities to streamline tracking, documentation, and coordination workflows, including through the use of AI tools.
