The successful candidate will assist with the development of a 5-year capital plan to maintain and enhance property assets, ensure property safety systems are up to code, and conduct daily property walk-throughs to ensure physical assets are in the best possible operating condition. This role involves responding rapidly to operational issues, managing procurement of goods and services within budget, and partnering with the Operations Director to manage property operating expenses. The position requires becoming comfortable with capital projects and ongoing services, including scope development, RFP processes, contractor evaluation, service agreement management, work oversight, and ensuring project completion and documentation. The role also includes monitoring cleaning services, managing preventive and predictive maintenance, reading engineering drawings, maintaining a safe environment, supporting emergency response, performing condition assessments, overseeing capital work contractors, and interacting with various stakeholders including Portfolio Director of Operations, Energy Services, tenants, and civic leaders. Additionally, the role involves staff development, resolving tenant concerns, fulfilling Manager-on-Duty rotations, managing operations purchasing, and ensuring compliance with purchasing policies.
