About The Position

This role is responsible for promoting community, working with prospects and current residents, and leasing apartments. The Assistant Manager participates in effective follow-up systems for prospects and current residents, monitors and collects accounts receivable and delinquencies, and compiles accounts payable for the Manager's disposition. Additionally, this position is responsible for assisting with apartment turnover activities, including determining charges for damages by occupants and scheduling turnover work.

Requirements

  • Good communication skills, both oral and written.
  • Basic math, office and computer skills.
  • Basic knowledge of, or ability to learn, Microsoft Office applications (i.e. Outlook, Excel, Word, etc.) and property management software (i.e. Yardi, Entrata, etc.).
  • Knowledge of apartment turnover operations.
  • Valid driver's license and reliable transportation.
  • Strong customer service orientation. Good people skills.
  • Ability to be flexible with time to fit needs of community.
  • Walk, climb stairs, reach, grasp, bend, and lift up to 30 pounds.
  • Knowledge of Federal, State, and Local Laws pertaining to Landlord/Tenant Laws.
  • Required to work some weekends at most properties.

Nice To Haves

  • At properties that use golf carts, this position is designated as a safety-sensitive position in which a person operating the golf carts must not be under the influence of alcohol or drugs as it may constitute a threat to health or safety in which a lapse of attention could result in injury, illness, or death.

Responsibilities

  • Assisting with leasing, renewals, and re-certification, and ensuring all documentation is correct and in compliance.
  • Monitoring and depositing money, tracking and reducing delinquency, preparing eviction notices and files for attorney, and keeping Manager informed of status.
  • Assisting Manager with weekly & monthly reports for Manager’s review & approval.
  • Completing walk-through of apartments after move-out and prior to move-in.
  • Working with maintenance to ensure work orders are completed in a timely manner.
  • Handling resident issues, including work orders and complaints, and assisting with service follow-up calls to assure customer satisfaction.
  • Completing ongoing required training assignments through the online learning platform.
  • Operating motor vehicles such as golf carts if applicable.
  • Preparing the community newsletter, resident correspondence, marketing, etc.
  • Coding invoices, purchase orders paperwork, dealing with vendors, etc.
  • Obtaining inventory for office supplies, including kitchen and restroom supplies.
  • Supervising, monitoring, and evaluating the office staff.
  • Planning, preparing, and hosting resident activities.
  • Performing duties of Property Manager and/or Leasing Consultant in their absence.
  • Performing other duties as assigned.
