About The Position

ResProp Management is a growing multi-family property management company founded in 2010, managing over 20,000 units. They focus on servant leadership and hiring top talent. They are seeking a motivated Assistant Property Manager for their South Shore community. The ideal candidate will excel in resident relations, rent collections, and retention strategies, and be bilingual (English/Spanish preferred). This role requires strong leadership skills and the ability to oversee operations in the Property Manager's absence.

Requirements

  • At least one year of leasing experience in residential property management
  • Ability to work a varied schedule including weekends and holidays as required
  • Cheerful attitude and focused on customer service
  • Strong written and verbal communication skills
  • Tech savvy - able to learn/work with property management applications
  • Strength in Sales / Leasing / Closing / Delinquency Management / Renewal Management

Responsibilities

  • Serve as a leader for leasing consultants by applying creative sales strategies to motivate the team and reach occupancy goals.
  • Maintain resident ledgers, including posting rent payments and issuing charges, concessions, and final account statements.
  • Initiate lease violations, late rent notices, and evictions as needed.
  • Assist Property Manager with Accounting Month End.
  • Assist with the leasing process from tour to move-in, including closing the sale, completing lease documents, and inspecting apartments to ensure an excellent move-in experience.
  • Understand the value of property features as they relate to prospective resident needs.
  • Support occupancy and retention goals by following up with potential and current residents.
  • Build relationships with residents through courteous and timely response to needs and concerns.
  • Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
  • Work with teammates to plan and organize resident events.
  • Train and develop teammates, providing on-the-job training to leasing consultants and scheduling company training.
  • Visually inspect and prepare the entire property daily for cleanliness, including office, models, compactor, vacants, curb appeal, and amenity areas. Inspect and touch up model and vacant units. Maintain work area and office cleanliness.
  • Responsible for in-house bad debt collections.
  • Assist in managing the client/owner relationship by meeting with owners, conducting community tours, providing updates and information about community performance, and responding to owner requests.
  • Process resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, and processing the disposition according to procedures and legal requirements.
