About The Position

As an Assistant Maintenance Supervisor, you will support the Maintenance Supervisor in overseeing the daily operations of building and grounds maintenance. You’ll assist with scheduling, repairs, and preventive maintenance to ensure a clean, functional, and welcoming environment for residents. Requirements

  • 3+ years of experience in general maintenance.
  • 2+ years of experience in general maintenance or building operations; previous apartment or multifamily experience preferred.
  • Schedule is Monday-Friday 8AM-4:30PM. Must be able to participate in the emergency on-call rotation as needed.
  • Working knowledge of HVAC, plumbing, carpentry, electrical, and appliance repair.
  • HVAC certification may be required based on state and local regulatory requirements.
  • Strong organizational and communication skills, with the ability to follow instructions and lead by example.
  • Ability to work independently, manage multiple priorities, and maintain attention to detail.
  • Proficiency with basic computer applications (Microsoft Office or maintenance work order systems).
  • Must be able to lift up to 50 lbs.
  • High school diploma or equivalent; certification in a related trade preferred.
  • schedule flexibility is required, including the ability to work weekends or on-call hours when necessary to meet property maintenance demands.

Responsibilities

  • Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
  • Assist the Maintenance Supervisor in coordinating and completing work orders, diagnosing maintenance issues, and performing repairs in accordance with company standards and safety protocols.
  • Support the “make-ready” process for vacant apartments by conducting inspections, preparing task lists, and helping to ensure timely and high-quality completion.
  • Help oversee daily work assignments, ensuring maintenance technicians and janitorial staff have clear direction and the tools needed to perform their duties.
  • Maintain the overall cleanliness and appearance of the property, including grounds, common areas, and building exteriors.
  • Assist with preventative maintenance schedules, inspections, and follow-up on repairs to maintain property standards.
  • Respond to emergency maintenance calls as needed and participate in the on-call rotation.
  • Assist with ordering materials, managing inventory, and coordinating vendor or contractor services.
  • Maintain accurate records of maintenance activities, inspections, and completed work orders.
  • Perform other duties and special projects assigned by the Maintenance Supervisor or Community Manager.
