About The Position

Princeton Properties, a premier New England based Property Management Firm is currently seeking a full-time ASSISTANT MAINTENANCE SUPERVISOR for our portfolio of properties located in Keene and Swansey, New Hampshire. This is a great opportunity for an Assistant Maintenance Supervisor with multifamily apartment-home maintenance skills and experience. The Assistant Maintenance Supervisor is responsible for assisting the Maintenance Supervisor with organizing, directing and managing the overall maintenance of a multi-site portfolio.

Requirements

  • Minimum of 3-5 years of experience in make-ready and on-site apartment maintenance
  • Must have good written and oral communication skills in English
  • Must be able to direct, motivate, train and develop subordinates
  • High school diploma
  • Valid driver’s license and reliable transportation
  • Eagerness to learn and grow in a hands-on environment
  • Experience in Multi-Family maintenance
  • Possesses a basic set of hand tools (e.g., hammer, screwdrivers, wrenches, pliers, drill bits) and is comfortable using them.
  • A valid driver’s license and reliable transportation
  • Able to lift 50 lbs. and physically handle tasks like bending, reaching, crawling, etc.
  • Willing to be on-call for emergencies and snow removal (rotating schedule)
  • The preferred candidate will live in the greater Keene area and must successfully pass a pre-employment background screening.

Responsibilities

  • Assists the Maintenance Supervisor in all maintenance related tasks: Supervising maintenance staff and ensure all sites are well maintained.
  • Supervises proper levels of inventory, as needed with approval
  • Assist with contractors and become knowledgeable of competitive pricing of supplies
  • Tracking, monitoring and following up on resident work orders ensure to ensure requests are completed to company standards.
  • Apartment inspections and walk through check list on all vacant units
  • Must be able to lead and mentor the maintenance staff by assisting with skill development and knowledge
  • Assist by leading the maintenance staff by example
  • Assist with and/or complete daily maintenance work orders across apartment homes
  • Participate in snow removal when required (including nights/weekends during storms).
  • Respond to emergency calls on a rotating on-call schedule.
  • Makes general appliance repairs, A/C repairs and electrical repairs
  • Performs carpentry, painting, basic electrical and plumbing duties as required
  • Moves appliances, with assistance, using appliance Dolly
  • Reports any maintenance problems and ensure repairs are correctly completed in a timely manner
  • Lead and/or participates in an ongoing community preventive maintenance program
  • Adheres to the company safety policies and rules and OSHA safety standards
  • Maintains courteous and helpful demeanor with resident, prospective residents, co-workers, vendors, etc.
  • Works on-call, overtime, weekends, holiday and evening work as required
  • Adheres to company standards and procedures
  • Assists in maintaining a clean and orderly shop
  • Performs other duties as assigned by Maintenance Supervisor and the Property Manager.
  • Troubleshoot and repair basic plumbing, electrical, carpentry, and HVAC issues (we’ll train you!)
  • Work independently and with a team to keep our communities clean and functioning.
  • Communicate with vendors and property management staff as needed.
