About The Position

The Assistant Engineering Property Manager is responsible for assisting in all areas defined as a part of the Assistant Engineering Property Manager job description, as well as performing property administrator job duties if there is no property administrator role on the team. The Assistant Engineering Property Manager will ensure a high level of professionalism and foster positive relationships with tenants and clients.

Requirements

  • Completion of Technical school certification or four year degree relating to HVAC design and maintenance plus a minimum of 5 years of directly related experience in the operation, installation and maintenance of building systems with in depth technical understanding and knowledge of all HVAC, electrical, plumbing, fire/life safety, and control systems.
  • Highly motivated with outstanding communication skills, both oral and written
  • Strong problem solving ability and accuracy of the regulatory strategy
  • Sound knowledge of testing modules with substantial knowledge of best practices
  • Strong working knowledge of critical system mechanical, electrical components and Data Center Operations.
  • In-depth working knowledge of all aspects of building systems and operations, contractual maintenance, construction and related services, and local laws and building codes pertaining to building operations and safety.
  • Proven ability to organize and manage multiple projects simultaneously.
  • Demonstrated ability to manage and lead employees, experience with HR processes as they relate to direct reports (e.g., performance management, development, coaching, feedback, etc.).
  • Proficiency in Microsoft Office Suite
  • Demonstrates initiative and reflects a sense of urgency in daily duties by meeting or improving upon deadlines

  • At least 1 year of real estate property management or related experience

Responsibilities

  • Prepare and coordinate bid proposals and service contracts
  • Assist supervisor with aspects of annual budgets preparation and monthly financial reports, as well as preparation of bank deposits if processed at on site management office
  • Responsible for leading regular inspections of properties with janitorial and landscape providers and any other service provider as directed by the manager
  • Participates in performance oversight of all service contractors who perform contract services
  • Assigned responsibilities and provide guidance and mentoring the work activities of less experienced compliance engineer
  • Contributing information and analysis to team meetings and reports.
