About The Position

Tesoro Group is seeking an experienced Assistant Property Manager with Leasing duties to join one of their long-term client's teams at two properties in Minneapolis, MN (55419 & 55403). The ideal candidate will have at least 2 years of experience in lease-ups, property management, and possess knowledge and experience with affordable housing within Section 8. This role is contracted to hire, with a 90-day period before conversion. The position will involve working with two communities that have a combined total of 275 units. The salary offered is $24-$26 per hour, depending on qualifications. The schedule is Monday through Friday, 8 am to 5 pm, with Saturday hours required until vacancies are filled (4 hours).

Requirements

  • At least 2 years' experience in Lease ups – market rate properties is required.
  • Attention to detail and organizational skills.
  • Knowledge of Yardi or Entrada.
  • Hospitality mindset, outgoing and friendly with residents - customer service.
  • Working knowledge of Microsoft Office Suite, Outlook and Excel.
  • Valid driver's license and reliable transportation.
  • Be able to pass a Kari Koskinen background check before employment.

  • Experience with affordable housing within section 8.

Responsibilities

  • Develop full knowledge of application information required, screening processes and policies regarding rentals.
  • Responsible for playing an active role in the renewal process.
  • Develop and maintain an on-going resident retention program under the direction of the Property Manager.
  • Courteous, efficient handling of resident requests and complaints.
  • Responsible for proper maintenance of resident and property files.
  • Efficient and timely processing of all required administrative forms, reports and related information.
  • Responsible for ensuring the “model” apartments and target apartments are ready for show; responsible for maintaining work areas and office in a clean and orderly manner; need to have an awareness of the “curb appeal” of the property.
  • Thorough knowledge of lease terms, specifications and all community policies.
  • Knowledge of required telephone and sales techniques.
  • Knowledge of current market conditions.
  • Responsible for “shopping” competitive properties and completing market updates.
  • Responsible for maintaining a leasing closing ratio that meets company policy and requirements.
  • Fully informed of current rental rates, sizes, locations and all amenities of property.
  • Responsible for participating in the marketing of the property as directed.
  • Responsible for always operating within OSHA (Occupational Safety & Health Act) standards and company Safety policies.
  • Comply with all industry Fair Housing rules.
  • Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
  • Responsible for always maintaining a professional appearance and attitude.
  • Responsible for seeking educational opportunities and self-improvement for personal growth and development.
  • Anything else that the Property Manager feels may fall into the Leasing Consultant’s job description.
