About The Position

The Assistant Controller will be responsible for the day-to-day accounting functions, monthly closing, quarterly reporting, budgeting, and quarterly cash distributions for a portfolio of residential properties. This role requires a strong understanding of GAAP in the real estate context and the ability to work independently to support leadership in making informed financial decisions. Experience with Entrata Accounting Software is a bonus.

Requirements

  • Bachelor’s degree in accounting, finance, or related field.
  • 4–7+ years of accounting experience.
  • Experience in residential property management accounting preferred.
  • General Microsoft Excel skills (Word, Excel, PowerPoint).
  • Strong understanding of US GAAP, particularly in real estate accounting (revenue recognition, accruals).
  • Detail-oriented, proactive "self-starter" with strong organizational and communication skills to meet tight deadlines.

Responsibilities

  • Oversee and review accounts payable and accounts receivable, ensuring accurate coding and approval within Entrata.
  • Perform monthly bank account reconciliations for all operating and reserve accounts, ensuring cash balance accuracy.
  • Create and post detailed journal entries, including accruals, prepayments, deferred rent, and fixed asset depreciation.
  • Maintain the general ledger, rent rolls, and property databases within Entrata to ensure data integrity.
  • Manage daily cash positioning and variance analysis (budget vs. actual).
  • Develop and manage monthly budgets.
  • Lead the month-end closing process to ensure financial statements are produced accurately and in compliance with GAAP.
  • Prepare comprehensive monthly and quarterly financial packages for senior management and investors, including balance sheets, income statements, and cash flow statements.
  • Conduct in-depth budget-to-actual variance analysis, explaining significant fluctuations in income, expenses, and cash flows.
  • Compile work papers and supporting documentation for annual external audits and tax returns.
  • Calculate and process quarterly cash distributions to investors, including reviewing distribution waterfalls.
  • Collaborate with property management to prepare annual property budgets and quarterly forecasts.
