The primary role of the Assistant Construction Project Manager is to support both acquisitions and CapEX activities, ensuring that all aspects of the project are executed efficiently and effectively.

Requirements

  • Bachelor’s degree in project management or a certificate in Project Management preferred.
  • At least 2+ years of related work experience required.
  • Excellent verbal and written communication skills.
  • Excellent interpersonal and customer service skills.
  • Excellent organizational skills and attention to detail.
  • Excellent time management skills with a proven ability to meet deadlines.
  • Strong communication and organizational skills, results-driven, with the ability to manage multiple deadlines.
  • Strong analytical and deadline orientation.
  • Must be a self-starter with a collaborative spirit.
  • Develop and maintain positive relationships with all stakeholders.
  • Proficiency in the Microsoft suite of programs, including Excel and PowerPoint

Responsibilities

  • Supports document gathering and execution of projects from inception to conversion.
  • Works closely with contractors, engineers, and related experts in the design and implementation of project plans.
  • Assists in preparing contracts and agreements for execution, ensuring all terms and conditions and prices are clearly defined and agreed upon.
  • Creates and maintains thorough and accurate project files; provides periodic reports of project status and responses to requests for information.
  • Assists in obtaining necessary permits and approvals from local and state regulatory bodies.
  • Assists with maintaining financial records and preparing, analyzing, and reconciling budgets for team projects.
  • Assists in the coordination and monitoring of contractors. Holds contractors accountable to the scope of work and provides the necessary follow-up to ensure the timely completion of work.
  • Sets up on-site construction inspections to verify project deliverables and quality standards.
  • Reviews all invoices and expenses and submits for payment for assigned projects and reports on their status/tracking.
  • Coordinates and helps drive completion of project milestones.
  • Assists in identifying and selecting vendors for construction and acquisition due diligence, such as environmental assessments, property condition reports, zoning, and ALTA surveys.
  • Helps coordinate vendor site visits, inspections, and construction meetings.
  • Performs other duties as required by the supervisor.
