About The Position

USA MULTIFAMILY MANAGEMENT, INC. is seeking an Assistant Community Manager for their 145 Unit Family Community located in Sacramento, CA. The Assistant Community Manager will report to the Community Manager. This is a non-exempt, full-time position with a regular schedule of Monday - Friday. The company offers a competitive salary depending on experience, starting at $25-27 per hour. USA Multifamily Management, Inc. is engaged in the management of residential multifamily communities, developing, building, owning, and managing properties throughout California and Nevada, specializing in Tax Credit; Section 42 properties (LIHTC – Low Income Housing Tax Credit). They are a subsidiary of USA Properties Fund, Inc., a full-service, fully diversified, privately owned real estate investment and development organization.

Requirements

  • A minimum of six (6) months of on-site property management experience at a Tax Credit; Section 42 property (LIHTC - Low Income Housing Tax Credit)
  • Lease up experience
  • Computer skills in Microsoft Word, Excel and Outlook
  • Strong skills in customer service and sales
  • Must have a valid driver’s license from the state in which you reside

Nice To Haves

  • Experience in YARDI Voyager is a plus

Responsibilities

  • Maintains compliance with all general and community-specific regulations, including LIHTC, Bond, MHP, RHCP, and/or HOME program requirements.
  • Ensures paperwork is completed accurately and processed as directed by the Community Manager, Compliance Department, and/or third party.
  • Ensures initial applications are completed within two weeks of application date and completes resident recertifications on time.
  • Works collaboratively with others to reach community/company goals.
  • Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
  • Maximizes rental income through consistent efforts.
  • Supports with reviewing the aged receivables report regularly and collecting outstanding balances from existing and past residents.
  • Assists community manager with review of community financials and expenses.
  • Posts resident rent payments and subsidy/housing rent payments where applicable.
  • Develops and maintains positive, professional relationships with internal and external individuals.
  • Handles resident complaints, concerns, and special requests as directed by the Community Manager.
  • Monitors marketing efforts and develops new strategies.
  • Responds to incoming leasing inquiries (waitlist, telephone, email, walk-in) and maintains a current database of all traffic-related activities.
  • Uses proper personal protective equipment (PPE) when completing a task.
  • Addresses and reports any potential safety hazards to supervisors immediately upon discovery.
