Requirements

  • High school diploma or GED required
  • Two or more years of related experience in multi-family property management or leasing
  • Strong verbal and written communication skills with residents, staff, vendors, and leadership
  • Proficiency in Microsoft Word, Outlook, and Excel
  • Ability to work effectively under pressure and manage competing priorities
  • Self-motivated and self-directed with a drive to exceed goals
  • Safety-conscious and able to work well under pressure
  • Genuinely people-focused with a passion for building community

Nice To Haves

  • Two years of college preferred
  • Yardi Voyager experience is a plus
  • Ability to develop into a team leader

Responsibilities

  • Convert telephone inquiries into property visits, maintaining a call-to-show ratio of at least 65%
  • Guide prospects through apartment tours using relationship-based selling; target a deposit-to-show ratio of 50% or higher
  • Follow up with prospects and manage daily traffic logs in the property software
  • Prepare and walk model units daily to ensure show-ready presentation
  • Conduct quarterly competitor visits and complete weekly market surveys
  • Support outreach marketing by connecting with local businesses in the Covington community
  • Manage and grow the property’s presence on Facebook, Instagram, and other social platforms
  • Monitor and respond to online reviews to maintain a strong digital reputation
  • Assist in resident retention by contacting residents on the renewal expiration report each month
  • Process lease applications, conduct required screening and reference checks, and ensure all files are accurate and complete
  • Conduct move-in inspections and review welcome packets with new residents promptly
  • Enter daily resident relations notes and prepare service requests in the property management system
  • Address resident concerns including rent payments, maintenance requests, and neighbor matters professionally
  • Assist with community newsletters, promotional flyers, and resident events
  • Attend all resident events (advance approval required for any absence)
  • Collect, record, and deposit daily rental payments, application fees, and security deposits
  • Assist in preparing weekly and monthly financial reports
  • Support timely legal action for evictions when necessary
  • Complete initial and annual Fair Housing training and all assigned online training on schedule
