About The Position

At RangeWater, we seek individuals who are dedicated, collaborative, and driven to make a positive impact. As an Assistant Community Manager, you will support the Community Manager in overseeing the financial and operational aspects of the community. This includes handling accounting and reporting tasks, preparing monthly financial reports, processing invoices, collecting rent and other payments, managing bank deposits and reconciliations, and utilizing property management systems for financial tracking and reporting. You will also play a key role in leasing and marketing efforts to achieve revenue and occupancy goals, manage lease enforcement, and ensure resident satisfaction. Additionally, you will be responsible for the property's appearance and safety, coordinate with the maintenance team, and act as the on-site supervisor in the Community Manager's absence. Staying informed about market trends and competitor conditions is crucial for developing and implementing marketing plans to maintain occupancy.

Requirements

  • High School Diploma or GED Equivalent
  • Property Management, Sales, Marketing, and Customer Service background sufficient to manage the day-to-day operation of an apartment community.
  • Advanced Communication, Presentation, and Delivery Skills with ability to connect to people at all levels.
  • Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes.
  • Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
  • Current Valid Driver's License
  • Must be available to work on weekends when scheduled.
  • Must be able to perform the essential job functions unaccompanied.
  • Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
  • The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat.
  • Intermittently required to sit and perform keyboard work.
  • Routine local travel may be required to run business-related errands including but not limited to meetings and training.
  • Non-local travel may be required for business-related responsibilities.

Responsibilities

  • Supports and assists the Community Manager in overseeing and managing the financial and operational facets of the community.
  • Completes accounting and reporting tasks, prepares monthly close-out and financial reports, processes invoices for payment, collects rent, fees, and other payments, completes bank deposits, dispositions, and account reconciliations.
  • Uses the property management system to record, track, and report on all financial workings of the property.
  • Supports leasing and marketing efforts to achieve the property's revenue and occupancy goals by completing the full leasing cycle.
  • Reviews and submits invoices from vendors, contractors, and service providers for payment.
  • Gathers, analyzes, and interprets market and economic trends that may impact the property and recommends improvements.
  • Keeps informed of changes in technology, industry standards, leasing and sales tools and processes.
  • Manages the lease enforcement process, including apartment inspections, evictions, collections, and notifications.
  • Conducts property tours and provides updates on property performance to clients/owners.
  • Manages contractor and vendor relationships.
  • Promotes resident satisfaction by establishing and maintaining relationships with residents and co-workers.
  • Ensures the safety, cleanliness, and general appearance of the property.
  • Reports any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents.
  • Ensures property maintenance team complies with Company’s standards regarding service requests.
  • Acts as the on-site supervisor in the absence of the Community Manager.
  • Organizes and delegates daily work, coordinates maintenance and make-ready tasks with the maintenance supervisor.
  • Manages the operation of the community in compliance with Company policies, procedures, and business practices.
  • Stays informed about current market and competitor conditions.
  • Develops and implements short- and long-term marketing plans and goals to sustain occupancy.
  • Follows the property's established policies related to concessions, specials, and other programs to boost occupancy.
  • Performs other duties as assigned.
