About The Position

We are hiring an energetic Assistant Community Manager for our premier 55+ Active Adult neighborhood. In this role, you will be a partner with the Community Manager to oversee daily operations, financial performance, and upscale lifestyle programming. You will actively support property efficiency while helping to design and execute wellness initiatives, specialized club activities, and vibrant social events that our residents love. The ideal candidate brings exceptional empathy, active listening, and conflict-resolution skills to successfully support and connect with our active older adult community.

Requirements

  • High School graduate or equivalent
  • Minimum of 1-3 years multi-family property management.
  • Strong marketing and sales background
  • Experience with accounting system functions
  • Proficiency with property management software (Yardi, RealPage, MRI, AppFolio)
  • Computer skills to include Microsoft Office (Word, Excel)
  • Ability to walk the property and climb stairs
  • Flexibility to work weekends and extended hours as needed
  • Ability to successfully interact with people
  • Organizational skills
  • Strong communication skills both orally and written
  • Good decision-making ability
  • Professional image

Nice To Haves

  • Two- or four-year college degree preferred
  • NALP, CAM designations preferred

Responsibilities

  • Assist in the preparation of the annual operating budget
  • Collect all rents and other incomes while controlling property expenses within the guidelines of the budget
  • Ensure all bank deposits are made in accordance with Company policy and procedures
  • Process all invoices on a weekly basis and submit them to the Accounting Department in a timely manner and with all required paperwork (after approval of the Community Manager)
  • Perform all on-site accounting functions
  • Collect and process all payroll for the community
  • Oversee leasing activities including tours, applications, approvals, and move-ins
  • Maintain strict compliance with Fair Housing laws, local regulations, and corporate leasing policies.
  • Resolve resident concerns and conflicts with a professional, diplomatic, and solutions-oriented approach.
  • Drive community occupancy by executing targeted marketing campaigns, promotional activities, and outreach to attract qualified residents.
  • Conduct regular market surveys and analyze local competitor trends to optimize positioning and pricing strategies.
  • Deliver exceptional customer service to foster positive relationships and enhance resident retention.
  • Maximize rental revenue by skillfully negotiating new lease agreements and renewals at optimal market rates.
  • Manage legal and eviction proceedings efficiently and in full accordance with local laws when necessary.
  • Manage the property independently when the Community Manager is off-site.
  • Follow and implement Fortis Properties Management policies consistently.
  • Maintain full technical literacy in all internal computer systems and software
  • Ensure compliance with Fair Housing, ADA, OSHA, EPA, local housing laws, and company policies
  • Maintain accurate records, reports, and leasing documentation
  • Adhere to Risk Management policies
  • Perform other duties as needed or required
